An article in The Florida Today newspaper this morning reports new home sales volume is still in a slowdown. The good news is that the sale of existing homes increased in Janury 2007 by 13% over the January 2006 sales. The median price of resales in Brevard County is hovering around $202,500 which is a little off the previous month. Home sellers who need to sell their home have reduced prices to bring the buyers. This seems to be the right strategy at this time.
Once again, I must state the obvious...... It is a good time to be a buyer!
The market in Brevard County continues to be a buyer's market. The inventory of homes available seems to be holding steady at about 7300+ active listings for single family homes. Add another 2500 or so condos and the choices are plentiful. Based on my recent experience activity among buyers seems to be picking up as spring and summer draws ever so near. This is, of course, great news for sellers. The good news is that with a high inventory sellers appear more willing to make concessions. Asking for closing cost assistance, a home warranty, down-payment assistance are just some of the tools buyers are now using. Of course the first step in the buyer's process is addressing the mortgage issue. If you have considered buying, please take that first step and call a mortgage lender or your bank/credit union. A pre-approval letter will carry added weight with any offer you make. Good Luck!
