Every home purchase contract I am involved with has an inspection contingency clause.
Imagine being told to go to the market and pick out the best melon. You may look at it very closely. You may admire its appearance. Heck, it may even smell good. You may thump on it. But you really don't know how good it is until you have cut into it.
While looking at homes to purchase you look closely and pick out the best one that appears to meet your needs. You will most likely admire its appearance and curb appeal. As you enter the front door you may even like the smell (freshly baked bread or some other aroma).
But you really don't know the real condition of the house.
The best way to assess its condition is by having an inspection conducted by a qualified inspector.
I am not going to tell you that an inspection will identify things that may happen down the road. But I believe a good professional home inspector can tell you its present condition of the house.
Even homes being sold "as is" should be inspected. And that goes fro new construction as well!
