Maintenance Free 55+ Community Living in Florida

55+ communities come in varying degrees of "maintenance free" services in the Viera and Brevard County Florida area. In some communities such as Heritage Isle the maintenance provided is exterior... i.e. yard, plants, landscaping and the like. Some folks are willing to maintain their private residence - they just don't want yard work. They want the sense of community and activity that comes with carefree 55+ living!

Now, take Indian River Colony Club in Viera. Founded in 1986 for former or serving officers of any U.S. uniformed service, this community's monthly maintenance fee is quite a bit higher than communities such as Heritage Isle. But, this fee is for total maintenance including roofing, appliances, pest control, painting, lawn care and the like. This is total maintenance free, worry free living.

I have enjoyed quite a bit of interest from foreign buyers who like the idea of a gated community that is totally maintenance free. Why worry, when you can just come to the States for a holiday?"

Indian River Colony Club does have a predominance of former military officers as residents (80% required to be). A community that is owned by its residents IRCC features an 18 hole par 72 golf course. It does have a 24 hour guarded gate, its own pool, three tennis courts, a "country club"(that reminds me of the officer's club) and more.

Admittedly, it does cost more for membership in the Indian River Colony Club than the other 55+ communities. The last I heard it cost $8,000 for membership. There are a bunch of other considerations that can be explained in person! If I recall correctly there is also a $3000 one time recreation fee which included access to golf and tennis for the first year. Afterwards, there are separate fees for tennis and greens fees.
