Consider a pre-marketing home inspection PRIOR to putting that "for sale by owner" sign out front. The fact that you have had an inspection completed, addressed the findings be they large or small, and made the information available to potential buyers shows your real desire to sell your home.
Besides, fixing the little things will make your house even more desirable to buyers! It may cost you a few hundred dollars but the satisfaction of being able to show the potential buyers a "clean bill of health" will add to your confidence as a seller.
I always encourage home sellers who have a property that is more than a few years old to have an inspection done. While you are at it, have a termite inspection done and get a transferable bond/warranty.
Also, investigate offering a home warranty for the purchaser. These home warranties may cost you three or four hundred dollars but it is just another marketing tool for you as a FSBO seller!
Attractive price, pre-inspection accomplished, minor issues addressed, clean termite inspection with bond and a home warranty....all excellent tools to set yourself apart from the others!
