Short Sales - Timing may be problematic!

Short sales are not fire sales! Short sales occur when the lender (3rd party) must approve the purchase offer because the sales proceeds will not cover the monies owed.

Short sales take time! I have been working with several buyer clients over the past few months in the Viera area. We always look at short sales. We look at "fair market value" sales. We look at new construction. I try to ensure my clients see the "big picture."

I will concede the short sale listings look attractive. They are not giveaways but still are well priced. The only problem with short sales - timing!

Buyers who are relocating have schedules that must be met. Giving a possible response to an offer is 60 days is not a choice! Thus, new construction or "normal" re-sales are often the choice.

If you have time, then short sales may present an opportunity. If you are on a less flexible schedule, short sales may not be a reasonable choice.
