How many houses for sale in Viera under $160,000?

I was reviewing listings this morning and I was curious about the lower (i.e. best priced) end houses in Viera. What can you get for about $150,000? A little disclaimer first, I am speaking strictly of "price" not "value." A potential buyer would have to look at, inspect and decide if the value was there.

I know the title states $160,000 but I am confident many sellers will still negotiate. After all, the inventory is high and sellers in this price range obviously want to sell!

The area of Viera I am using is the areas east of Murrell/north of Wickham (includes part of Suntree) and the area west of I-95. I did not include houses in 55+ communities either although there were 10 in the range as well.

One of the most interesting was a 2002 1900+ square foot 3 bedroom/2 bath built in 2002. This one is located in Ashwood Lakes which is really Rockledge (however in our MLS system it shows as Viera).

OK, the answer is "20".... Now of these 20 there are 7 properties that are listed as short sales. These short sales are situations where the lender (third party) would have to approve any offer.

Brevard County Home Sales rise in July 2008

Brevard County Florida home sales rose 4% in July 2008 over the same month in 2007 (478 sales in July 2008, 458 a year ago). This was just barely above the 473 homes sold in June 2008.

The median price in Brevard fell 22 percent to $152,600. This information was extracted from a Florida Today newspaper web site today. The entire article can be viewed here.

Fear - A real issue in real estate

I was reading a blog on the Internet this morning. It discussed fear. Specifically, how fear influences us to the good and bad. This was targeting real estate agents in a very general way but has application to all.

It is also something our residential real estate clients must deal with as well.

Whether buying or selling real estate there is always a little uncertainty, a little fear heading into the transaction.

If you are going to sell your home you wonder if the price will be what you can live with. If you are a buyer you wonder if the right house at the right price is out there. You wonder if you can afford what you want. You may wonder if this is really the right time to buy. What if the prices come down?

What if the house has a problem that you do not know about? What if I have a change in employment that reduces my income? If you are a first time buyer the questions and fears are probably even greater!

Fear has a way of creeping into the real estate business regardless of your side of the transaction. This is where your real estate agent comes in. A real estate agent will not know all the answers. However, a real estate agent can provide you with tools and answers to some of the questions that the process brings.

No, I will not tell you that a real estate agent or anyone for that matter can allay all your fears. But, finding a good real estate agent is a good starting point.

A great week for Viera, Suntree and Rockledge Florida real estate

Admittedly, last week was a bust. We had the tropical storm which would not leave and just dumped on us for seemingly a week although it was really a couple of long days. Yes, T.S. Fay left her mark and really created some damage in Brevard County, Florida.

In the end I read it was about 1500 homes damaged. Most of the issues were flooding. Here in the Rockledge area we got about 2 feet of water. No flooding which I credit to the "old town's" drainage system being up to par. My damage - a small leak in my laundry room. I fixed it yesterday. Of course, I will not know for sure until the next heavy rain! Anyway, back to normal this Monday morning.

It is these inconveniences (OK, this was a little more) that disrupt our great lifestyle here in Florida. But we know and accept these bumps in our sand.

REO, Short Sale or Fair Market in Viera...What is the difference?

In the Viera, Suntree or Rockledge Florida real state market, or any other market for that, is there a difference in the REO, short sale and fair market value listings?

From my perspective the answer is no.

Certainly there may be a tad bit difference in the area of motivation. However, if a seller is really selling and not just "testing the market," then there is no difference.

In REO (bank owned) listings the seller has already foreclosed. They do not want to own the property - they want to sell. In short sales the bank does not want to own the property - they want to sell. In a fair market sale, the owner is, hopefully, motivated - they want to sell.

The reality of the market is the REO and short sale properties on the market "set the price" for fair market listings. As long as the REO and short sales are prevalent (as they are) their price will influence the price of the motivated FMV seller. If you are considering selling your Viera, Suntree or Rockledge home, keep this in mind. Your price is going to be the price for comparable properties.

It should be noted that many of these REO and short sale properties are not in the same condition. Many have been stripped of appliances, "trashed" and neglected. Condition is a critical consideration in the pricing formula.

As a buyer you should remember that there are plenty of opportunities in the Viera, Suntree and Rockledge areas, however some sellers are not just motivated. I do not take such listings but some agents do.

What a week in Viera and Melbourne Florida!

I went out to get the newspaper this morning and saw the blue skies and sunshine for the first time in several days. Tropical Storm Fay has been a mean lady, for sure!

I was lucky.

Water in my Rockledge, Florida yard was only about 6 inches deep in some places. My biggest concern was the 8 palm trees (tall ones) that were submerged as well as the big oak tree out front. When the ground gets soggy it does not take much wind to topple a tree. I was lucky in spite of the small roof leak in my laundry room. Not sure of the source yet....hope it was just the accumulation of 4 days of rain with a small trickle adding up. Oh well, I will not complain.

Rather I am thankful to have gotten through it.

A few days ago I wrote a post about the passing rain. I will admit that I have never seen as much rain. In my neighborhood we only got about 20 inches. Four miles away at Viera they got about 25" and 10 miles away at Cocoa Beach they received 33".

As a real estate agent in Viera, Suntree and Rockledge I went out and checked my client's properties. They were all high and dry although the golf courses were covered with water.

I will be heading to the office (Century 21 Baytree Realty, 1211 Admiralty Blvd, Rockledge, Florida) this morning. There are still buyers and sellers out there. Homes in disrepair common in current market...

I just read an article on the CNN web site discussing the high number of houses in disrepair on the market. To read the article, click here. In the Viera, Rockledge and Suntree areas of Brevard County, Florida I do not think the problem is quite as dramatic.

Having completed a few price opinions, actually a couple of dozen over the past 2 months, I have seen a few of these dogs. But, by and large, the numbers of homes I have seen in good shape are quite more common than the article implies.

There are some great opportunities for buyers. Many of these homes do need a little TLC but they are still in relatively decent move in condition. If you are considering purchasing a home in Rockledge, Viera or Suntree, don't let the "horror stories" scare you away. There might just be a gem out there!

Florida Lifestyle - Golf, Beaches, and an occasional storm!


Its raining, its pouring....there is a nursery rhyme that goes that way. I am too old to remember the rest. As a residential real estate agent in Viera, Suntree and Rockledge Florida today is one of those days.

One of those days that are not great for selling this great lifestyle. But it happens. Yep, a storm threat. I had a client tell me that one thing about a storm - it goes away in a few days - something that usually does not happen with the cold up north!

So, for the next couple of days we will contend with the rain. Then, the sun will return.

If you are considering a move to Florida , don't let a little storm sway you otherwise. Florida offers a great lifestyle with an occasional little disruption!

Don't price yourself into foreclosure, please!

I saw a listing a couple of days ago. This particular house had been on the market in excess of 250 days! It was now listed as a short sale but that listing will be pulled soon. Why?

Because the house was foreclosed on by the lender. This did not have to happen.

This house had not sold at $100,000 less than the original listing price. What happened?

This looks like a case of pricing through the rear view mirror. This looks like a case of chasing the market rather than realizing what was really happening. This was a case where he home did not have t go to foreclosure. Why?

Seems like all I am asking here is why and what happened? The answer really is easy. Hindsight is 20-20 but this is not really that hard to figure out. Why did this happen?

Denial, that us why. Denial by the seller of what the market really was. Perhaps denial by the real estate agent. Perhaps the agent did not have the nerve, or whatever, to tell the seller to lower the price. As an agent, you have to tell...to advise...and if they will not listen, walk away.

Regardless, pricing is critical. You can not adjust now to last month's changes. You have to be on the leading edge of the curve. I have never felt you can under price a home because the market will correct that. How? By receiving multiple offers.

As a seller in Viera, Suntree and Rockledge Florida consider the reality of the market. If you must sell, then price it aggressively. If you do not have to sell, don't put it on the market!

Facing foreclosure or "Short Sale" in Viera?

This is not a "how to" article. There are plenty of those on the Internet and in the library. Pick up any magazine and the answer is there. No, this post is about the "personal" side of foreclosures and short sales.

I read an article today that stated you don't begin to live until you have lost everything. When you "lose it all," you have a clean slate, a blank canvas. Sometimes that may be the blessing in the "curse!"

We are human. We make mistakes. Some of those mistakes result in us losing our house. Notice I did not say "home."

I remember years ago while a young Navy Hospital Corpsman I ran across a wise Master Chief Petty Officer. His name was "Bubba." He told us that if we make a mistake so what....if it does not cost someone their life or permanently disable them, then so what. Thirty years later no truer words have been spoken.

If you are facing foreclosure or a short sale, look positively on the outcome. You will be out from under that anchor that has been weighing you down. The sleepless nights will be gone as the nightmare is resolved. No, it is not a happy time nor one to be looked upon lightly. But the stress takes its toll. Resolve the issue. Pray about the issue. Yes, I said pray as I personally believe in the power of prayer.

Short Sales in Viera and Suntree Florida

As a residential real estate agent in Brevard County specializing in the Rockledge, Suntree and Viera areas I have had the opportunity to perform BPOs on about 25 properties over the past couple of months.

A BPO is a Broker Price Opinion - an opinion of value for specific properties done for lenders. Most of these properties are either in short sale situations or are REO (already foreclosed). As a result of the process I am continually amazed at the prices folks are getting these properties for - some nice deals.

Most of the homes I perform BPOs on are usually already under contract. However, the number of deals remaining out there is tremendous. I will admit that some of these "distressed properties" are in need of work. Some need substantial work, others very little.

If you are considering a purchase in the Suntree or Viera areas, take a look at these short sales and foreclosed properties. They are not going at fire sale prices but they are being offered at some very attractive prices. One caution about short sales, they sometimes take some time and patience as the decision making process at some lenders is long - perhaps even 60 days or more. So, you must have flexibility.

Get Rich with Viera Real Estate...

That title really does sound quite inviting, doesn't it? But the truth is....I don't have the secret. Others, maybe those guys on the late night TV shows, may have the answer.

I will tell you that this is a great time to purchase real estate in the Viera Florida area, as well the surrounding areas. Why? Because the prices are so attractive. When, and I feel confident it will, the market comes back there will be opportunities for those who have bought low to sell for a profit.

How much profit? I don't have the answer. No one does....regardless of who they are!

Only you know if this is the time for you to purchase a home. If you are a first time home buyer, this may be the time. If you are interested in owning rental property, then this may be a good time to pick up a short sale to hold for a few years.

Heritage Isle Market Report July 2008

Heritage Isle, the 55+ community in Viera Florida, has been very active since July 1, 2008. As of today, there are about 40 homes listed for sale.

In addition to those active listings there are four additional properties that are under contract and awaiting closing. The active listing prices range from $174,000 to $275,900.

During the month of July 2008 there were 6 properties that closed. Prices for those that sold ranged from $151,650 to $280,000. Quite a range for sure but this is just an indication of the variety of properties on the market!

Signs that your home is not priced right...

To sell your home, it must be seen by potential buyers. If you have your home presentation ready, curb appeal looks fantastic but still no one is coming by, maybe it is the price.

The first sign a home is not priced right is you have no showings in what I call the "golden period." I have coined this term to describe the first two weeks it is listed.

Competent real estate agents and shrewd buyers are always watching for new listings. They want to buy but they are particular. It is during the first two weeks that your listing will garner the most activity. If it did not, look at the price.

Another sign is the 30-10-1 rule. Basically it means if your home is listed for 30 days and has less than 10 showings and not one offer, then the price is an issue. Sure this is a buyer's market but a home that is priced right will get the appropriate attention early on in the process.

An extreme example would be a home listed for 90 days with only one showing. Definitely a pricing issue.

My house is worth what it is listed for....really?

When selling a home it is critical that the sellers remove, or at least hold in check, the emotional attachment they have with "their" house. Your emotional connection to a house has no monetary value whatsoever to a potential buyer.

And that emotional attachment can take charge and lead the process....lead the process to failure!


A house is a physical structure. It is located in a physical environment (neighborhood). It has physical attributes. It has no intrinsic emotional value.
OK, there may be some emotional value to the seller but...and this is the big "but," if you want to sell, the emotional value must be ignored.

So, if you are selling or considering selling your home, remember your home represents memories - memories that can be taken with you regardless of what "physical structure" you may call home.

Ashwood Lakes and Ventana subdivisions Rockledge Florida

Ashwood Lakes and Ventana are two very nice developments located just off Barnes Blvd in Rockledge Florida. Convenient to I-95 and U.S. 1, they make a great location for those who need to commute to work or school.

Only 40 minutes to Orlando, these developments are near excellent schools, great shopping, 20 minutes to the beach, golf and more!

What is for sale in Ventana and Ashwood Lakes? First of all I put these two developments together because they share community resources (pool, etc) and are connected by streets. As of today, August 2nd, there are 13 homes for sale in both developments (only 1 of these is in Ventana). The home in Ventana is a short sale priced around $244,000 - not bad.

The prices in Ashwood Lakes range from a short sale listed at $160,000 (1900+ sq ft living area) to a high of $364,000 [the same sentence as last month!].

But there has been activity in Ashwood Lakes in July.... two homes sold for less than $194,000 and another went under contract. I am a little curious about that $160K short sale......must be a condition problem...

Augusta Trace at Turtle Creek, Rockledge - Market Report

Just in case you have not read my previous posts, Century 21 Baytree Realty relocated to its new office at 1211 Admiralty Blvd, Rockledge Florida. Since I have a rental listing on Admiralty Blvd I drove on down the street through Augusta Trace this morning.

Augusta Trace is such a nice subdivision located at my favorite golf course, Turtle Creek Golf Club. There are not a lot of homes within Augusta Trace. There are probably 60 or so. It is a one street development so there is no through traffic.

Besides being near great golf, it is easily accessible to I-95, shopping and Viera. Yes, it is in Rockledge but it is quite convenient to the baseball stadium, shopping, restaurants and other great amenities in the Viera area. Ride your bike over to Starbucks for that special cup of joe! With only about 45 miles to Orlando, 20 minutes to the beaches, 20 minutes to Patrick Air Force Base....the location can't be beat.


And, if you like golf, you have plenty of other golf course nearby....Duran Golf Club (Viera), Viera East Golf Course (Viera), Baytree National Golf Links (Suntree), Rockledge Country Club.... If golf is your game, this is an excellent location!

So, what is for sale in Augusta Trace? Because it is a relatively small community you will not find lots of homes on the market. As of today there are six (6) active listings. Most of these homes were built in 2005. Some have water views; some direct golf course. Prices in Augusta Trace range from $349,900 to a high of $449,000. You can't always get what you want...

I am a baby boomer. The title is a line from a song. I can't remember which one but, nevertheless, it does hold in it a real truth. If you have been around more than a day or so, you have learned that lesson already!

[OK, I went back and researched the song. It was by the Rolling Stones in 1969. Now, they are older than I am!]

As a real estate agent who working the Viera, Suntree and Rockledge area, I work pretty much evenly with buyers and sellers. This week seems to be the week of the seller. I enjoy opportunities to work with a seller, especially in an area I know very, very well. Such was the case this week.

I had the opportunity to prepare a comparative market analysis (as an agent friend of mine says, a price right analysis) for a potential seller in Viera. Like many folks he had purchased during the boom about 3 years ago.

The homes on the market now in his development are selling for 35% less than he paid. Unfortunately, the number of short sale and pre-foreclosure properties on the market really has put pressure on all properties. It is simply a case of supply and demand. Until the inventory is reduced, you have to be competitive to sell.

No way will this seller budge. His price is his price. Unfortunately, you can't always get what you want.... No, we did not list the property. He did not need to sell so he has time to wait.
