I was reviewing listings this morning and I was curious about the lower (i.e. best priced) end houses in Viera. What can you get for about $150,000? A little disclaimer first, I am speaking strictly of "price" not "value." A potential buyer would have to look at, inspect and decide if the value was there.
I know the title states $160,000 but I am confident many sellers will still negotiate. After all, the inventory is high and sellers in this price range obviously want to sell!
The area of Viera I am using is the areas east of Murrell/north of Wickham (includes part of Suntree) and the area west of I-95. I did not include houses in 55+ communities either although there were 10 in the range as well.
One of the most interesting was a 2002 1900+ square foot 3 bedroom/2 bath built in 2002. This one is located in Ashwood Lakes which is really Rockledge (however in our MLS system it shows as Viera).
OK, the answer is "20".... Now of these 20 there are 7 properties that are listed as short sales. These short sales are situations where the lender (third party) would have to approve any offer.
