First of all the good news for buyers....as of today there are 383 single family homes for sale in the Viera area (east and west of I-95). Plenty of choices. The potential good news for some sellers....another 87 properties are at some stage of the contract process. The even better news for some 30 or so sellers....they sold their property in September 2008!
In September there were 30 properties in the Viera area that closed. The average selling price was just over $261,000. This is better than the overall average selling price for Brevard County which was about $176,000 for the same period.
Homes sold were sold for 94% of list price (93% for entire county) with the average days on the market at 115 (consistent with the 107 days for the county as a whole).
The Viera area still presents some very attractive opportunities for buyers. This planned unit development has excellent schools, several nice golf courses, new shopping areas (including the Avenues Mall), easy access to Orlando (40 minutes) and lots to choose from!
