Not in the "steal" business but rather the "deal" business

I was reading an article on the Internet this morning. It was titled "Go fish in another pond!" The point of the article was that the authors were tired of receiving low-ball, ridiculous offers - offers that are 40-50% below the list price!

I agree. I was speaking with an agent last week who told me they started refusing to work with people who are looking for "steals." This is an experienced agent who knows the local market and is good at "reading" people.

I always try to explain to potential clients realistic expectations in this market (Viera, Suntree, Rockledge Florida). Some of these include:

For a buyer...

lots of properties available, lots of sellers negotiating, average price is about 92% of list price, initial offer below 92% and negotiate upward, if required.

For a seller...

average days on the market is about three months, you have to compete with short sales,presentation is everything (after price), expect to negotiate, be flexible when showings happen with little notice.

My goal is to close a transaction that represents a great deal for my client whether buyer or seller. After all, all great deals are not steals!
