I routinely review and write about the activity in some of the subdivisions in Viera and Rockledge, Florida area. I was at it again this morning and then I saw something that really caught my eye.
A home that is priced one-hundred thousand dollars more than similar homes on the market. Not only that but they have sold for way less than that recently. And the icing on the cake - days on the market over 450 days!
What is going on here? A couple of things. A non-motivated seller and a non-motivated real estate agent. Why do I say such?
If a seller is motivated the property will be priced at least near the market. A home should not be priced at $300,000 when the highest priced home in the neighborhood is $200,000! If a real estate agent is motivated the property will be listed at a price that is near the market. A motivated real estate agent sells homes, non-motivated agents list homes that dont sell!
My advice - get out of the market!
