I have heard so many agents spread the word that open houses don't work. They say open houses are a waste of time? They say open houses don't serve the seller's interest. They say open houses have been replaced by the Internet. They say....yadda....yadda...ad nauseam.
When I go on a listing presentation I tell the seller's that I do open houses. I tell the sellers the truth - less than 1% of homes sell at open houses. I tell them that if I can't sell your house to an open house visitor, I will try to sell them another. I tell sellers that an open house is one of my methods of generating business - but not the only method!
In this buyer's market it is a challenge to find legitimate buyers and sell homes. You do have to utilize the Internet. You do have to do a little print advertising although I believe it is the least effective method. You do have to do a little direct mail. You do have to produce some flyers and, you do have to do open houses!
I conducted an open house yesterday. The traffic was satisfactory although it could have been better. I will admit it was the most traffic I have had in a year. The source of the traffic...not the ads, not the Internet... no, plain old red arrow signs. You never know which method will be effective so you have to try them all.
Of the visitors I believe I have a couple of folks interested in the property and a couple of folks interested in other homes in the area. Will I sell any of these? I don't know but I have the opportunity... because of the open house.
So, do I believe open houses are dead? No, they have their place in real estate marketing!
