I was reviewing some listings this afternoon in the Viera and Rockledge, Florida area. I wanted to take a minute and give examples of what the MLS records indicate was paid and now what they are on the market for…I saw a house for sale that is listed at $109,000. This stimulated my interest as I once lived in the neighborhood. I checked the records and this house was purchased in 2005 for $217,000.
I saw two others in the same that are listed for sale at $145K and $169K, respectively. These homes were built new in 2006 and sold over $313,000!
One other example….a home for sale at $215,000 that was purchased a couple of years ago for $316,000.
These are not exceptions. The prices have really dropped – significantly in the Viera, Suntree and Rockledge, Florida market.
