Short Sales in Phillips Landing, Rockledge Florida

100_4337I was reviewing the listings in a subdivision down the street from my office in Rockledge, Florida. The subdivision is called Phillips Landing and it is primarily homes built after 2004.

In fact, there is new construction continuing and lots of wide open water front lots remaining.

I remember a few years ago when many of the homes were selling in the $300,000s. The times have changed!

As of today there are 11 active listings with 8 of these short sales! The short sale prices range from $137,900 to $239,900.

And the three active listings…all new construction by the developer.

How to reach buyers of your Viera home!

Sellers sometimes insist on having their homes advertised in newspapers and magazines. This is where I have the opportunity to explain to them that...

  • If you look around the country you will see many newspapers that have quit publishing, cut salaries for employees, reduced circulation….cut costs in every manner.

Why?

  • People are not reading the print media. So, it follows, if they are not reading the newspaper, why advertise there?

What is the most effective advertising effort? By far, it has been my experience, and documented by many studies, that Internet advertising is the place where you get results. People find real estate agents, mortgage companies and do most of their property research on line.

As a seller, you need a real estate agent who is well connected online!

As a real estate agent in Brevard County, Florida, (serving the primary areas of Suntree, Viera and Rockledge/Cocoa), I use the Internet extensively. Although I will admit to a rare use of the newspaper but not because of its effectiveness but rather an occasional opportunity to reach folks who are not “connected.”

Call it what you may…Just price it right!

I viewed a listing today that was being marketed as an “executive” home. The only thing “executive” about this property was the price!

In the words of the younger set, “my bad!” I stand corrected.

I checked a few web sites for a definition and found that, according to Realty Times (as well as a couple of other sites), it is just a marketing tool used to sell houses.

As a seller you need to be realistic about the price. Regardless of descriptive terms used by your real estate agent, if the other homes in your neighborhood are currently selling for $150,000, accept that your home will probably not sell for much more! Call it an "executive" home if you like, just price it correctly if you want to sell!

Buying a home in Brevard County, Florida

eye on money If you are considering a real estate purchase in Brevard County, Florida, congratulations on the decision.

You have heard it said so many times “This is a great time to buy!” I just read a report yesterday that said the February 2009 homes sold was up but the the prices are down.

As a buyer, that is the best report you could be hearing!

  • The average selling price in Brevard County for closings in February was $151,000.
  • The average selling price for the Viera, Suntree (south of Wickham Road) and Rockledge area was $228,000.
  • The Suntree area, north of Wickham Road,selling price was about $269,000 [Many of the homes in Suntree north of Wickham Road are golf course homes on courses like Baytree National Golf Links and Suntree Country Club (5 courses).]

Yes, real estate in Brevard County Florida has returned to affordable levels. I am routinely advised by folks from south Florida and the northeast U.S. that prices are so low!

Seller Tip: Meaningful Price Reductions

While reviewing the changes today in the Brevard County Florida MLS system my attention focused on price reductions.

Amazingly, there were some really meaningful price reductions and some meaningless reductions. Let me explain.


I saw a three bedroom two bath home in Phillips Landing subdivision (in Rockledge) that was reduced from $149,000 to $130,000! I immediately sent that listing to a couple of my buyer clients. Although it is a short sale, the price reduction was meaningful and the new price attractive!

Now, at the other extreme...a house priced at greater than $300,000 was reduced...grab your seat...nine hundred dollars! Can you believe it????? [Sarcasm intended.]

Sellers, if you want to re-focus attention on your listing, reduce the price at a meaningful level. If you have not received an offer at your current price, chances are, a $900 drop is not going to be the deal maker! Even a $900 drop in a car price elicits little response!

Real Estate Agent Services – Free!

Some folks, primarily first time buyers I have spoken with, are under the impression that they have to pay a real estate agent to assist them with the purchase of a house. This is not the case.

Buyers do not pay me for my services.

In the real estate business it is the seller who pays all real estate professional fees. As a buyer your agent is paid, at the time of closing, from the “seller’s side of the transaction.” Nothing comes from you!

Ashwood Lakes Rockledge Market Report March 2009

Ashwood Lakes is a deed restricted community in the Brevard County Florida town of Rockledge. It is ideally situated near excellent schools, restaurants, shopping, great golf and more.

Only 15 minutes to the beaches, close to I-95 and U.S. 1, getting around Brevard County is no problem. Take a look at Ashwood Lakes on the map.

As of today, March 23, 2009, there are only four houses for sale in Ashwood Lakes (one is actually in Ventana). The prices range from a 3 bedroom 2 bath 1815 square foot 2002 built home for $163,900 to a 4 bedroom 2 bath 2236 square foot (with pool) in Ventana listed at $259,000.

About three weeks ago 3882 La Flor Drive closed for $155,000. This was a short sale.

Selling a house is like….changing a light bulb

The process of selling a home is not a cookie cutter process – regardless of what you may read on the Internet. Each situation is as different as the seller’s personality!

The process may very well be as easy as changing a light bulb on a ceiling fan or a tail light….

How long does a short sale take?

Short Sale Horror Stories - we have all heard these from buyers, sellers, real estate agents - all of whom were involved in a short sale situation. If you listen, you would believe no short sales ever get to the closing table. Such is not the case.

So, how many get sold and how long does it take? For the Brevard County, Florida real estate market I did a little research.
  • In September 2008 and found there were 133 new listings that required third party approval (short sale or foreclosure/REO properties). Through March 19, 2009, 39 (about 30%) of those properties listed in September had been sold.
  • In October 2009 there were 129 new listings that required lender approval. As of March 19, 2009 about 29% of these (37) had sold.

The results for other months was consistent with the two mentioned here. As for the properties not sold...some were withdrawn, some are under contract, some were foreclosed, some are still active.

The bottom line - short sale properties do sell - but patience is required!

I went back to September 2008 and looked at the number of homes listed as requiring third party approval, how many sold (so far), and what month the property sold.

Buying a house is like playing the lottery

If my memory of 9th grade English grammar is correct, the title is what they call a metaphor.

This morning I was replying to a couple of comments on a recent web log post of mine. The article was really a re-blog of a post by Allison Stewart of St. Cloud, Florida.

In this real estate market, buyers want extremely good deals. In the older market, sellers wanted extremely good deals. One method chosen by many buyers is to choose to place offers on short sale or bank owned properties.

In the Viera, Suntree and Rockledge areas of Brevard County, there are some very attractively priced distressed properties. And the sellers of these short sales and REO properties often take multiple offers and then decide who (if any) to accept.

No matter how good the deal looks to be, people want more. Sometimes it is like playing the lottery - pick your number and wait! You may just win, but then...there is only one winner.

Pricing property to not sell…

This morning I was performing a Broker Price Opinion (opinion of value similar to a comparable market analysis) on a beachside property in Satellite Beach, Florida.

A look at the active listings in the complex showed a very similar unit priced at $215,000. Another similar unit, also in the same complex, sold in January 2009 for almost $110,000.

This afternoon, while reviewing the newer listings in the Viera area, I saw a new listing in a newer condo complex. The list price was $70,000 above the price of larger contingent listings. Additionally, there were three similar listings priced around $50K less.

I am not sure of the marketing plan here. Perhaps the approach is pricing the property to not sell. Now that is a different strategy!

Buyers are not operating in a vacuum. Lenders, although it has been questioned, are not operating in a vacuum. Sellers can not be pricing in a vacuum.

If you want to sell, you must compete!

I expect to hear that from sellers who do not have to sell in the current buyer's market in Brevard County, Florida!

But, I heard this statement this morning from one of my buyer leads!

Some folks lead the way. Some folks are trailblazers. Some folks are risk takers. Some folks are followers. Some folks are more cautious than others. No single type is "right."

In the real estate market, each of these exist as well.

Prices in Viera, Suntree and Rockledge are very attractive. Have they bottomed out? No one knows for sure. I do not have a crystal ball.

Foreclosure process in Florida…

I am not an attorney. I am a real estate agent licensed in the state of Florida.

I received a call today regarding a short sale property my broker had listed. It was withdrawn a couple of days ago. The sign was to be picked up today as the locks were being changed by the lender.

In this particular case, the short sale process has been unsuccessful – not because of the price or market, but rather other personal reasons.

Several callers have requested information on the property. All they can be told is the property is going through the foreclosure process. It should take at 2 to 3 months if all is perfect!

The property will probably be relisted by an REO real estate brokerage and it will sell. Until the process is completed, it is a wait and see strategy. I will be monitoring the prices and I will certainly let the callers know when something finally happens!

Can a real estate flipper still win?

I read a couple of articles this morning on the intricacies of flipping properties in the current real estate market. Everytime I see "flipper" my mind goes back to the days when "Flipper" was TV character!

I always place on the table a couple of disclaimers: (1) I am a Florida licensed real estate agent, not a real estate investor, (2) I am not an attorney. Opinions expressed are my own.

This is a challenging time for sellers. Likewise, it can be an exciting time for buyers. Many of the books on negotiation talk about having a key goal of reaching a win-win situation. In the selling process each party strives to get the best deal possible.

In this market I encourage buyers and sellers to not let greed (or pride) get in the way of win-win outcome [and a closed transaction].

When I was growing up there was a song that included the lyrics “some got to win, some got to lose” by Danny O’Keefe (1972). There does not have to be a losing side in the real estate transaction.

Short Sale Market Report Brevard County Florida

Short sale properties are still bountiful in the Florida Space Coast area (Brevard County, Florida).

There are over 1,100 residential short sale properties actively for sale in the Brevard MLS system as of today.

Of these, almost 900 (872) are single family detached houses. In the areas of Suntree (north Melbourne), Viera and Rockledge, there are over 75 short sales properties for sale (38 in Viera, 10 in Suntree and 30 in Rockledge).

Although only about 11 closed in the Viera, Suntree and Rockledge areas in February, there are 58 under contract.

Good Deals and Great Deals in Viera Real Estate

A few months ago I was working with a buyer from south Florida who was looking for a great deal. The key point to know is the buyer was not familiar with Brevard County Florida at all.

Lucky for him, I was very familiar with area because I have lived and worked in the Viera, Suntree and Rockledge areas for the past 13 years!

Anyway, to make a long story short… He wanted a great deal on a short sale. We looked at lots of properties, several really attractively priced. We found one in a neighborhood of $300,000 -$400,000 homes.

I knew this neighborhood as I knew folks who lived in the neighborhood. I recommended we offer about $190K. His response, not a great deal. We parted company.

The property closed last week for $210,000. I do not know if we could have gotten the house for $190,000 but we never tried.

As you consider properties for sale, remember, a good deal may not necessarily look like a great deal at the moment.

Changing careers, Moving to Brevard County Florida

I posted an article a couple of days ago advertising a Suntree (Melbourne) Florida condo rental. In it I remarked about how challenging it can be for one leaving the military.

Some of the original post is provided here... "military person has spent a career of getting to know new areas, new jobs, new friends...a very adaptable crowd! And they have never had very many concerns about being laid off or having the "business" close. Once they leave the military, it is a whole new ballgame!

Being a retired military officer myself, I can understand and appreciate the cautious approach. Further, in these uncertain times, I can appreciate the cautiousness that all exhibit.

Changing careers, relocating to a new, unfamiliar area along with the current economic stresses can be quite unnerving. If you are considering a move to Brevard County, please allow me to assist you.

Bird’s Nests and Foreclosures…How similar!

bird nest I was walking my Boston Terrier this afternoon much as I do every day. I always carry my camera with me. Who knows why?

Anyway, I spied a tree with an apparently abandoned bird’s nest. Coincidentally, it looked very much like the foreclosure down the street….empty, no signs of life.

I came home and googled abandoned bird’s nest. Apparently some birds do take over an abandoned bird’s nest. [Some go away and return the next year to the same nest ..very similar to snow birds returning to Florida but that is another post.]

Such is the same with foreclosed houses. Eventually, a buyer comes along and the foreclosed house becomes an active part of the community with new owners.

Foreclosures, like abandoned bird’s nests, provide opportunities. Attractive opportunities with less expenditure of resources required!

Burgoon-Berger Homes at Heritage Isle in Viera

I just posted a short post on the two builders currently doing construction in the Viera Florida gated community of Heritage Isle: Burgoon-Berger and Lennar Builders.

Unfortunately, I ran out of space talking about Lennar and wanted to give appropriate coverage to Burgoon-Berger.

Burgoon-Berger is a custom builder and as such do not start construction until a property is sold. Price ranges for Burgoon-Berger homes go from the low $200s upward.

Heritage Isle, Viera – New Construction Available

I stopped by the builder models last week to get an update on the new construction availability at the 55+ community of Heritage Isle.

There are two builders who are currently doing construction in the Viera Florida gated community: Burgoon-Berger and Lennar Builders.

Heritage Isle is a 478 acre master planned 55+ community located next to the Duran Golf Club in the planned unit development of Viera. With its 21,000 square foot club house, pools, tennis courts and more, Heritage Isle is truly an active lifestyle community!

Burgoon-Berger is more of a custom builder and as such do not start construction until a property is sold. Price ranges for Burgoon-Berger homes go from the low $200s upward.

Lennar has built the majority of the homes in Heritage Isle and is, I believe, the major developer/owner. Lennar has basically three different styles of homes that are new construction, available now.

You paid $500,000…why should the next guy?

Reviewing active listings in the Viera Florida area I noticed a few subdivisions where the prices vary so much it is almost unbelievable.

I saw one neighborhood where the short sale homes are going in the high $100s while the highest priced homes are in the $500,000 range.

I recommend my clients buy, at the most, the mid priced home in a neighborhood, never the top priced!

So, why would anyone pay a half million bucks for a house when the guy down the street pays on 40% of the price?

I wish the sellers luck. If they sell for their price they will certainly benefit all the other buyers!

Augusta Trace subdivision in Rockledge Florida - Short Sales are moving!

Just wanted to do a quick market report on the Augusta Trace subdivision in Rockledge, Florida for February 2009.

As of today, there is only 1 listings active in the MLS system for the Augusta Trace at Turtle Creek development.

This is welcome news as it was only a month or so ago that there were active listings with about 5 being short sales. It looks like three of the short sales are under contract.

As the prices dropped toward the $300,000 price, the properties started moving. That leaves one property at $369,000. Not surprisingly, this property is priced about $50,000 more than the others.

It is all about price! Prices have dropped as short sales and foreclosures set the market price in Rockledge, Florida!

What could be more Florida than?

100_3989 As a full time real estate agent working in the central Florida area of Brevard County, I have the pleasure of working frequently with those relocating from a variety of areas.

They all have different reasons for moving to Florida.

Some are retiring. Some are moving due to a job transfer. Some are moving because of a military transfer to Patrick Air Force Base or a military reserve unit in Orlando Florida. Some are just downsizing and Florida seems like a good place to go. Some are coming to Florida because there is no state income tax.

The reasons are numerous. And each has a different idea of how to be “Floridian!” Such as…

  • get a flowery or palm tree decorated short,
  • get a convertible – preferably a Chrysler Sebring,
  • get some new golf clubs,
  • get a new bathing suit for that “must have” pool,
  • get a surf board to catch the waves,
  • find a community where the men out number the women (yep, heard that too!)
  • get one of them pink flamingos for the yard!

Hey, it is “The Sunshine State” and the climate, lifestyle and scenery are awesome. Regardless of the reason, make Florida your new home!

Who needs a Realtor?

The initial sentence to this post was posted by a gentleman who is selling his book. I am all for competition so I have provided a link to his article.

I would hope that he would refer folks to me (as a real estate agent in Viera Florida) should he know someone here who really wants a real estate professional. Is this what they call quid pro quo?

Sure, the Internet provides lots of information. You can find information on how to perform brain surgery on line if you desire. But, not everyone wants to do the surgery themselves.

Thus the same with real estate!

Back in the campaign of ‘08…. sounds so long ago… I remember the candidates getting all caught up in a discussion about pigs and lipstick… I think the saga continues!

There doesn't appear to be real substance here but it shows well on the news! If you are having problems with your mortgage, call your lender. Ask for the loss mitigation department.

2009 starting better than 2008 in Brevard County Real Estate

If you are a seller, you are not happy with the Brevard County real market so far in 2009. The average sales price for single family properties has decreased from around $204,000 in 2008 to around $150,000 now!

However, the overall year to date changes during the first two months of 2009 are improvements over 2008.

Such as:

  • new listings down 25%
  • Sold year to date up 22%
  • Average days on market down to 104 from 121 last year

As we move toward the great “Spring Thaw,” I am hopeful the activity will pick up. My experience over the past two weeks is the buyers are out there and ready to look!

Brevard County Market Report February 2009

There were 415 closings in February 2009 which is about 6% higher than January 2009. The average sales price was about $154,000 with average days on the market of about 110 days.

As a real estate agent who primarily concentrates on the central Brevard County area, closings can be broken down a bit more.

In Viera there were 23 closings. If you are familiar with the Viera area, you know that I-95 splits the planned unit development into east and west divisions. Of the 23 closings, 11 were west of I-95.

The Suntree area had 8 closings while Rockledge had another 20 closings. The combined closings (51) within these three areas is higher than the previous month (38).

Know your options - Then decide.

In most real estate markets you will have new construction properties competing against existing re-sales. Regardless if you are a newcomer to an area or a current resident looking for a new place, knowing what is on the market is critical for most - prior to choosing which direction you travel. To further illustrate...

I was contacted by an individual last week who was looking for advice - actually a second opinion. As real estate agents we are often called upon to advise our clients.

I asked the all important question - "Are you working with a real estate agent?" My gut feeling was confirmed as I got a quick response of "no."

The contact (from out of the area) stated they had put money down on new construction in Viera, Florida. Now they wondered (who does not have a bit of doubt?) if working with a Realtor would have been a better choice.

I know the development she was buying into and the specific builder. I have had clients purchase new construction in the same gated community. I know the current builder prices are very attractive. [Still the builder price is like the sticker price on a new car - negotiate!]

I provided a summary of re-sale homes in the same development with similar characteristics. Sure, the prices were a bit lower. Sure, there were some short sales on the market. But, they were not new!

I followed up a couple of days later with one question - "Do you feel more comfortable with your decision?" Her response - "yes, thank you."

If you are looking to purchase a home in an area which you are unfamiliar, contact a local expert before you make a decision. A knowledgeable real estate agent can answer your questions, show you what is on the market and represent you when you visit the builder's model. Remember, the folks working at the model home work for the builder!

Heritage Isle Viera Market Report February 2009

As of today, there are approximately 45 properties actively for sale in the Viera 55+ community of Heritage Isle. This ideally situated gated community is located near excellent shopping, medical facilities, the Duran Golf Club, several churches and restaurants.

And, starting this week, the Washington Nationals are playing their home spring training games just a couple of miles down the street!


During February there were 6 properties that closed while another 10 properties remain under contract.

Of the 45 active listings, there are 8 active short sales. If condo living is your preference, there are 8 condos on the market priced from about $139,000 (2 bedrooms, 2 bath).

Half duplex/patio homes are available from the $150-$175,000 range as well as single family detached models from $169,000 to the lower $300,000s. And, if you want new construction, there are a few new construction properties available.

Sometimes you have to let them expire….

I had a listing expire yesterday. It was such a nice house, just the wrong time.
Fortunately, my seller has no urgent need to sell at this time so there is need to panic. It is just as he said, “we’ll see what it is like later.”

As I went by today to remove the electronic lockbox I was impressed by the curb appeal. Perhaps down the road….
