Viera home prices have fallen....


I believe the word is out. The home prices in Viera, Florida are very attractive. However, they (even the banks) are not giving them away!

I had a recent inquiry from someone wanting to buy a three bedroom two bath two car garage home in Viera for under $125,000. There are some short sales in Viera with attractive prices.

The lowest priced three bedroom homes (in Viera only) I can find in the MLS system are priced at $139,900 to about $149,000. These are short sales which means they will need lender approval of any offer. Maybe someone will get an offer accepted slightly under these... but under $125K is a stretch for a single family home in move in condition!

If you are considering purchasing (or selling) a home in the Viera area, there are some nice deals. Even the non short sale, non REO properties have attractive prices!

Home Owner Associations – good or bad?

In Viera Florida almost all neighborhoods are part of a home owner association. The level of activity varies I am sure but since Viera and nearby Suntree are planned unit developments, they all have a “master association.”

With home owner associations you have rules, restrictions and, sometimes have to jump through hoops!

Some buyers just do not want any of the limitations on their use and enjoyment of their property. I tell folks that even in the cities such as Rockledge and Mellbourne, there is some code enforcement.

Some buyers insist on having the comfort of knowing the neighbors will be restricted on the activity and use. Different developments have differing levels of restriction. (In Florida, as a buyer, you have three days to review the home owner association documents written into the real estate purchase agreement - use them!)

In my brother’s neighborhood (in North Carolina), the rules have changed several times (no more fences, limitations on use of pool, etc). My brother is not one who likes being restricted however it is a decision he made to live with when he moved in.

So, are home owner associations, good or bad? Only you know the answer!

Smetimes you need a break...

Sometimes you have to take a break... As a full time real estate agent working with buyers and sellers in the Viera, Rockledge and Suntree areas of Brevard County, Florida, I stay busy.

The market is not as "down" as people (media) want you to believe!

So, I took a few days off and took a road trip. First stop, Wilmington, NC. I will tell easter North Carolina is a very pretty part of he country. And the opportunity to see my younger brother and his family was great.

Toay I am in Charleston, SC and heading toward Vidalia, Georgia (home of the onion!) to see my older brother. He just built a new house so I look forward to seeing it and maybe hitting his pool.

He built a house in this down market...how dare he!

Preferred Lenders, Home Inspectors and the like......

Don’t you hate it when you get spam emails? I do. And one of the types I dislike the most start off like…

“Hey, I am Sal and I am here to tell you how your investor clients can get the best deal on a loan…yadda yadda yadda.”

First of all, Sal – my investor clients are pretty knowledgeable and they have plenty of financial contacts.

If my clients ask about lenders (or any service provider) I don’t give them a single "preferred" name. I do provide a listing of some who I know provide excellent service, are knowledgeable, and have an office I can actually drive to and the like.

And, I refer them to the Yellow Pages....

Using your friend as your real estate agent? Good or bad….

I spoke with a lady this morning who was calling on one of my office’s (Century 21 Baytree Realty) listings. She indicated she wanted to see the listing.

My response, as always, was to inquire as to her relationship with any other real estate agent. I explained that I do not want to insert myself into an existing relationship (also a violation of the National Association of Realtors Code of Ethics).

Apparently her “agent” is a friend who has a license. Apparently this friend is not very responsive to her needs. The caller stated the she and her husband had decided to just call whomever is the listing office.

In the interest of saving a friendship, anyone in such a situation should explain this to the friend. I have read many times about how friendships were damaged by using another real estate agent.

Sometimes you may not want the friend to “know your business.” As a real estate agent we are sometimes privy to some very sensitive (and confidential information) as part of the process. Some folks just may not be that comfortable with the friend knowing all the details. I can understand.

So, should you use a friend as your real estate agent? Only you know what will make you feel comfortable.

Brevard home sales go up, while prices go down!

The title of this post seems logical, doesn’t it? If prices do go down, the sales will pick up. I have written about this already in a post titled Market Report Brevard County March 2009.

Today’s Florida Today newspaper (online) carried the article about home sales in March 2009. It will probably be in the print edition tomorrow.

The newspaper information states there were 539 units sold where my earlier post states 517. My numbers were extracted from the Brevard Realtor multiple listing system and the numbers were preliminary.

Regardless, sales are rising in the single family home and condo market.

Good news for buyers – prices are lower!

I just got off the phone with someone inquiring about a rental property in the Viera, Florida area. There was some question as to whether an application had been received.

I asked for a contact name. I already had the phone number captured with caller ID. The caller balked at giving any additional information.

I guess she was afraid I would become one of those people who call every few days or months. That is not how I do business.

I provide a service. I provide information. I provide answers. I work for my clients, at their pace, doing what they want, in their time period. I am not a pushy, “sales” type person.

Sell low, buy low…

We always want to sell something for a higher price than we paid. That is only natural – unless we have gotten our use out of it and can feel comfortable with selling for less than we paid.

I remember as a kid I had a bike. My father had paid 5 bucks for this used bike. It was used by myself and two of my brothers. In the end I sold it for a couple of bucks. OK, this was the early 1970s and a buck is not worth the same!

However, that bike served its purpose. It was not the best but it was my first bike. Homes, although much more expensive, are much the same.

You may be living in that first or second home. It may have been a “castle” when you moved in but now it is not as charming. It is cramped. You have one or two more children who are now even bigger! You have too many toys and not enough privacy. Maybe this is the time to move up! [Or, downsize.]

You may have heard how “bad” the market is from all your friends. But, the truth is, it is a very good time to buy if you want something bigger or even nicer for less money!

How to place a tenant in your Viera rental property…

I work with several owner-investors who manage their own rental property in Brevard County Florida. Although I do not provide property management services I do assist owners in tenant placement.

Most property management firms charge something like 10-15% of the monthly rent to manage the property. As an absentee owner for about 10 years I can appreciate the services my property manager provided. The tenant placement will probably cost you the first month’s rent as well.

Viera Realtor Tells All!

How is that for a title? Sounds like something out of the tabloids! I have no secrets to reveal, only a few facts.

I was exchanging emails with a fellow real estate agent in New York today and he made the remark that he had quit blogging about topics not related to real estate. He was afraid that his opinion may turn off some prospect who disagrees.

He may have a valid point. But….

  • Do you, as a buyer or seller in Viera, really care about what a real estate agent’s particular leanings are on any specific issue?
  • If an agent is pro-life or pro-abortion, should it matter?
  • If an agent believes in gun control or gun rights, do you care?
  • If a real estate agent is a Catholic or whatever, does that make a real difference?

I think not. I think it is…

  • quality of service,
  • customer service,
  • honesty,
  • responsiveness,
  • understanding of client needs,
  • knowledge and expertise,
  • those are the things that matter!

Eviction – a long and winding road

Final eviction notice I am not an attorney. I am a licensed real estate agent in Brevard County Florida.

Over the past week I have had two occasions where the question was asked if I knew a good eviction attorney.

In one case the folks had been in the house about six months without paying rent. In the other case, it had been about five months.

The eviction process takes time. I am not cold-hearted. Many landlords are “small time” investors who need their monies coming in as required by the lease terms.

Many landlords can be too soft-hearted. I have a friend who is like that and it has cost her plenty over the past couple of years!

My only advice – consult a real estate attorney early in the process. If you do not know one, call the local Bar Association, for Brevard County, click here.

Looks can be deceiving….

MPj04013770000[1] I will admit I am not a big fan of the American Idol series or its British counterpart. Most folks have seen the article where the contestant wowed Simon Cowell.

You can see the performance here. Apparently this lady, Susan Boyle, 48, rather ordinary looking and not flashy. I saw an online survey that showed about 70% of voters thought she would sing badly just based on their first impression (her look).

They were quite wrong. Really. Just look at the performance.

As a real estate seller in Viera, Suntree or Rockledge, Florida (or any place for that), people will judge your home by its exterior appearance.

Prospects judge by curb appeal.

If you are considering selling, improve your prospects by addressing curb appeal issues. And, don’t forge about interior staging as well. When your home is shown, make sure it struts its stuff!

You have just won the lottery…Where are you going?

We have all seen the commercials. Someone wins the Super Bowl or World Series or some great contest and they always ask the question. The usual response…”I am going to Disney World!”

I usually don’t dream (as in sleep) although I do have dreams.

I think that last night I dreamed of winning the lottery. When I woke up this morning I noticed the birds singing more loudly than usual. A really nice thing to wake up to….then I went in my office.

I had left the two front windows open over night. Darn, I guess I am going to have to continue being a hard working full time real estate agent in Viera and Rockledge, Florida.

And, besides, if I want to go to Disney World, it is only 45 minutes away!

Horoscopes and Real Estate….

wb050522 What would a horoscope have to do with real estate? Not really sure it does.

However, [doesn't it annoy you when some says "however comma?"] I was at the local Viera, Florida Wal-Mart last week and while waiting at the check out I grabbed the only magazine nearby, the April 2009 “All You” and flipped through it. No, I am not a regular reader (my wife is I think) but I noticed the horoscope section.

It said for Gemini (my sign) “It's never wise to be too far away from reality when you have an important decision to make.”

I thought to myself – good advice for buyers and sellers in this market! I always encourage my clients early on to have realistic expectations.

For buyer clients I advise we can get a great deal although it may not be a steal. For seller clients I advise the market will determine what the selling price will be. We can do all we can to prepare the property, stage the property, improve curb appeal but, it is the market that will set the price.

Realistic expectations are critical when making a decision as important as buying or selling real estate.

I have tried...believe me!

The title is the response I have heard from real estate agents over the years when I ask them why they fail to reduce a list price when a property is "offered" at a non-competitive price.

Do real estate agents do the sellers a favor by taking a listing that is inconsistent with neighborhood values? Perhaps they are only avoiding the sting of being rejected.

I saw another listing yesterday (Easter) that may as well have been taken off the market. In the Viera area where you can find the same floor plan in many of the developments, this one property was listed fifty thousand over the competition!

Can I guarantee that I can sell a property? No one can with 100% certainty - period.

Viera Short Sales - After the contract...

There are plenty of short sale opportunities in the Viera, Florida real estate market. The prices, as well as the condition of the properties, run the entire range of options!

Purchasing a short sale requires flexibility as it is not the routine transaction. Anyone who has purchased a property before knows that the "usual" contract date to closing date is about 30 days, give or take a few days.

I have written quite a few articles on real estate sales in the Brevard County area and always mention the number of days on the market (DOM). The days on the market may be a bit misleading as this reflects the days from listing (put in MLS system) to the date a contract was signed by the buyer and seller.

The days after contract (I call it the DAC) is rarely mentioned. I looked at the 11 short sale proeprties that closed from March 1st to April 9, 2009, for the Rockledge and Viera areas only. The average days on market was 110 days which is about the average for all sales here.

The average days after contract (DAC) to closing was 70 days. It has been widely quoted that closing with short sales takes about 60 days, more or less. This still seems to hold true.

Not every closing is the same. The DAC varied from a short of 30 days to a long of 608, with a median of 124 days! Because the circumstances of a short sale are atypical, remember no closing is the same. Patience is necessary in any short sale! Bank owned properties should be more traditional although I have not done as much research, sounds like an assignment!

Cocoa, Florida - an affordable place to retire

I posted this on another blog I maintain at http://www.gwatersc21.activerain.com/. It has been modified here a bit to reflect my personal bias in favor of Viera and Rockledge.

U.S. NEWS & WORLD magazine features lots of lists. They are no different than most publications. Their lists include healthiest places, brainiest places, outdoorsiest places, greenest places, etc. I am sure you see a pattern here. If not, check out their main list page.

I was really surprised to read this morning's Florida Today newspaper front page and see Cocoa, Florida listed as one of 10 affordable cities for retirees. While Cocoa's selection surprised me, I can understand why a city from this area was chosen! Cocoa does border my home area (Rockledge and Viera) which I believe are the most desirable and affordable places to live in Florida!

What are some of those characteristics? Lets see...

  • Climate (average January about 61, July about 81)
  • Affordable housing (even newer construction in Viera can be found well under $200,000!)
  • Recreation (beaches, golf, boating, fishing, cruises, etc)
  • Cultural attractions
  • Availability of quality health care facilities (Health First is constructing a new hospital in Viera)
  • Proximity to Orlando (40 miles)
  • Excellent schools, colleges

Viera has several 55+ communities including the very popular Heritage Isle development as well as Indian River Colony Club and Grand Isle. Compare Brevard County Schools

Anyone considering a move to Brevard County, Florida, or any other place for that matter, should be concerned about the quality of education in the immediate area.

It makes sense. After all, the local educational system impacts property values as homes in good school districts seem to be more desirable.

That is based on my personal opinion although I am sure a study somewhere has documented such. After all, someone always does a study to confirm the obvious!

If you are considering a move to Brevard County Florida, a place to check out the school grades is at the Brevard County School Board website. Here is a link that takes you directly to the grading site.

Sellers still negotiating in Brevard County Housing Market

price A list price is not “THE PRICE!” Sellers are negotiating in Brevard County, Florida just as they are in many locations across the United States.

How much they negotiate depends on the circumstances and, as they always say in real estate, the location.

In Brevard County there are some more “popular” areas just as there is any place else. I hesitate to say more desirable as every locale has appeal for different reasons – and it all depends on the individual!

During the period of March 2009, the below list shows the area and average percent of list price that a property sold for:

VIERA 91%

SUNTREE 89%

ROCKLEDGE 96%

COCOA 94%

PALM BAY 94%

For the entire Brevard County market during March 2009 the average selling price was 91% of the listing price. I have not done an in depth analysis but it is ironic that the hot spots of Viera and Suntree seem to have a bit more give than the other areas!

Brevard County Short Sale Market in March 2009

Short sale opportunities continue to be plentiful in the Brevard County Florida real estate market!

As of the end of March 2009, there are 1,132 residential listings that are identified as “short sales.” [Short sales are listings where the probable selling price will be less than the mortgage and will require bank/lender approval of any accepted offer.]

Although there are over a thousand active short sale listings that does not mean there are none moving. Because the approval process may take a couple of months or longer the number of listings under contract awaiting approval is about 540!

So, how many actually closed in March 2009? Drum roll, please….86!

As a fulltime real estate agent in the central Brevard County area, I always like to point out the activity in my “back yard.”

In Viera, there was 8 closings in March, 56 active listings and 45 under contract awaiting a decision or closing. In Suntree there was 1 closing in March 12 active listings and 7 under contract. The Rockledge area has 34 active and 23 under contract.

Finally, I want to mention the area around Pineda Causeway, especially Grand Haven. I have been doing a lot of price opinions recently in Grand Haven. In the area there are 14 active listings (primarily Grand Haven), 8 under contract and 4 that sold in March!

Builder and developer representatives do not want you to negotiate any more than a new car salesman wants you to negotiate.

It is THE PRICE. It is the sticker price. Not really.

I have heard countless new home sales representatives quote how many thousands in upgrades we will give you. [Those are retail prices with expensive labor costs included I am sure - not the builder costs. ]

Builders in Viera, Rockledge, and Melbourne, Florida do not have a waiting list of folks with money in hand waiting for a chance to buy a house from them.

My advice - find yourself a good real estate agent and negotiate! Remember the builder representative works for the builder, not the buyer!

Market Report Phillips Landing, Rockledge, Florida

I just posted an update on Phillips Landing in Rockledge just a couple of weeks ago. As of today, April 4, 2009, I wanted to give another update as the property seems to be moving.

There are now only 7 active listings in Phillips Landing. The active listing prices range from 155,000 to $239,900. Most of the active listings (5) are under $190,000.

There are 13 properties under contract. And, of the 13 under contract, 8 of the properties are short sales.

It seems like buyers are snapping up the short sales. This is a good sign for sellers as the fewer short sales, the greater the chance prices will be stable if not climbing. Of course, it could be the fact that the interest rates are at historical lows!

Even the real estate market needs vultures!

I posted this on my other blog, www.gwatersc21.activerain.com this afternoon. I modified it a bit but wanted to put it on here as well. We need real estate investors to return to the Viera and Rockledge, Florida market!

I was out this morning early to take photos of a property in the Capron Ridge subdivision of Viera, Florida. As I was returning to the office I noticed a buzzard feasting on a diet of carrion. In some places, especially down south, it is also widely known as road kill! I thought…this is not a pretty site but it must be done.

The housing market has a bit of carrion itself – carcasses of dead deals (foreclosures and short sales). And it is not a pretty site but must be done.

Enter the real estate investor. By metaphorically referring to investors as Turkey Vultures, I do so with respect for the task that must be done.

So, as the prices have dropped and the foreclosures, short sales and inventory of distressed properties has risen, I say “get to work, investors – it is not a pretty site!

If you are a real estate investor looking for some attractive deals, Viera and Rockledge have some really nice opportunities. Of course, only you know what capitalization rate you lust have to get your desired return. I am only suggesting you look look in the central Brevard County area.

Heritage Isle Market Report March 2009

Heritage Isle, the active lifestyle, 55+ community in Florida's new town of Viera continues to be a very active real market.

There are 34 active listing in Heritage Isle with a price range of $155,000 to about $325,000. Of the active listings there are 6 properties listed as short sales.

The smaller unit is a 1,400 square foot 2 bedroom 2 bath 1 car garage unit a multi-unit building while the higher priced unit is a 4 bedroom 3 bath 3 car garage, 2,200 square foot detached home.

Although only 2 properties closed in March, there are 13 properties under contract. Of these 13 under contract 7 are short sales.

If you are in the market for a gated community, near great shopping, golf, restaurants and the ocean, then Viera’s Heritage Isle is a place to consider.

How many CEOs are asking for more money?

Nickel I read an article on some web site that discussed how average CEO pay has not risen this year. Let’s see…

Could it be that the CEO’s pay was already out of line with the market? Now, how many real estate sellers are asking for more money now? Let’s see…

In Brevard County, Florida I did a quick check of price changes over the past two days. There were 149 price changes. And of all these changes, there were three listings where the price increased.

They were all three properties being sold by the builder in the Brackenwood subdivision of Rockledge, Florida.

I read an article to day that spoke of how the real estate consumer chooses their agent because of who they are – not the company brand!

I am a Century 21 agent in Rockledge and Viera, Florida. I work with Century 21 Baytree Realty in Rockledge because it is a top notch organization. I do not work as a Century 21 agent because the Century 21 name automatically gives me business (although it has!).

Indian River Colony Club Viera Florida


There are several 55+ communities in the Viera area of Brevard County, Florida. Among the 55+ active lifestyle communities are Indian River Colony Club, Heritage Isle, and Grand Isle.

Of these communities, Indian River Colony Club is totally different. The homes are generally less expensive than the other communities. However, IRCC is a not for profit corporation owned by its owners/residents. It was initially established for former military officers and as such 80% of its residents are in that category.

As a former military officer I can say that the IRCC is nice if you are looking for an environment that resembles officer housing. That is only my opinion.

Heritage Isle and Grand Isle are more traditional 55+ communities with lower monthly fees and newer construction (most of IRCC was built from the 1980s to early 1990s).
