As we enter the month of May – one of my favorites in Florida – buyers seem to be getting out a bit more. Showings are up and inquiries as well.
A Rockledge, Florida development that appears to be generating activity is Phillips Landing. Located just off Interstate 95 this subdivision features homes built from 2004 to 2009. In its prime of the boom, homes were selling for upwards of $300-400,000.
Times have changed!
In the month of April 2009 there was one closing – an 1866 square foot home that sold for $167,500. As of today there are six short sale properties under contract.
And, as of today, there are 9 active listings with 7 of those short sales!
The lowest priced short sale is a 4 bedroom 2 bath 2 car garage, 1,623 square feet under air, listed for $129,900! The highest priced - $249,900 for a 4 bedroom 2.5 bath home with 2,960 square feet under air! [Six of these short sales are listed for less than $189,900!]
If you are considering a purchase in the Viera and Rockledge area, consider Phillips Landing. Consider a short sale if you have patience, and a flexible schedule, as it takes time (hopefully 60 max) to get an answer from a lender and to close!
