Short Sale Activity in Viera, Florida and surrounding areas

Although there are almost 1,100 short sales on the market in Brevard County, Florida, there are some areas where the short sale activity is not a major focus.

In the central Brevard planned unit development of Viera there are 39 active short sale listings. Of the 60 listings that closed since June 1, 2009, only 10 required third party (lender) approval.

Contrast that with Palm Bay, in southern Brevard County, where 200 properties were closed and 51 required third party approval. Palm Bay is the largest city in Brevard County, Florida and has been impacted very harshly by short sales/foreclosures.

[A high concentration of distressed properties impacts the tax base, property values of nearby homes and the ability of communities to fund services in the long term]

A couple of other central Brevard communities where short sales are not as prevalent include the Suntree where 18 sold (2 short sales) and Rockledge where 45 properties sold (8 short sales).

[Phillips Landing is a new development in Rockledge that has had a few short sales this year.]
