The house you wanted to see is gone…

No, the house did not get stolen or walk away…or drive off (RV) but rather it is under contract.

I am seeing this more often these days. It is a good sign of the times. It does not (really) cause real problems.

You see, over the past couple of years the inventory has been high with higher prices.

Now, the prices have dropped to some very attractive levels so the deals are getting snagged a lot more quickly.It Talks

I guess the thing to do is if you are buying, you like it and it is priced right – make an offer…a realistic offer!

Real Estate Commissions – The truth about all that money…


Sellers do not understand real estate commissions. I missed out on a listing a couple of weeks ago because the seller felt my commission charge was too high.

I work hard for my real estate professional fee (commission). Real estate agents like me work on commission only.

I do not feel a need to justify my compensation for success.

I am hired to sell and when (not if) I sell - I have provided professional service. I do have expenses. Marketing is not free. Time is not free. So, why should I cut my listing commission?

Commissions are negotiable....just how negotiable is between me and my client. Call me to discuss how much it will cost you to hire me to sell your Viera house!

A quick note for buyers.... You do not pay the real estate commission, sellers do!

Local Lenders = Local Knowledge

I always encourage my buyer clients to use a lender from the immediate area.

I know several lenders in the Rockledge, Viera and Suntree areas of Brevard County, Florida with whom I have experience. They are numerous in the area – try a Google search!

I have only one preference – local.

Local lenders use local appraisers (hopefully). Local lenders know the local market.

Twenty cents on the dollar….

Calling all sellers in Viera and Suntree (north Melbourne, Florida)…. I have a buyer who really wants to purchase your home or condo, for cash!

Yep, got a call from “an undisclosed investor” who wants me to find him some deals…people who are desperate and willing to sell for “twenty cents on the dollar.”

My response on this first day of fall….

I believe there will be a tax auction at the court house in Titusville, Florida on Thursday. That is where the bargains may exist.

There are some very attractive home prices in the Viera and Rockledge area but none I am aware of where the seller is just tired and wants to give it away!

First Time Home Buyer Progam to end soon....

The first time home buyer tax credit may end as scheduled on November 30, 2009 although I read where some are promoting an extension.

Those who do not take advantage of this program will miss out on a nice opportunity.

But....

the real loss will be the failure to take advantage of low interest rates, very attractive real estate prices and the opportunities this market presents.

Relocating to Brevard County, Florida

Regardless of location you would expect a local real estate agent to say "XXXXX" is a great place to live.

Well, Brevard County Florida is a great place to live! This Atlantic coastal central Florida community offers much to its residents.

Some choose to retire here to enjoy the pleasant climate, recreational opportunities (beaches, golf, surfing), proximity to other Florida attractions and Orlando.

Some choose to relocate here for an employment opportunity with one of the high technology employers in the area such as Rockwell Collins, Harris Corporation, Kennedy Space Center, or any of the others.

Some choose to make a winter home of the 55+ communities in Viera such as Heritage Isle or Grand Isle.

Some former military officers choose the lifestyle offered by the Indian River Colony Club in Viera.

Some choose Brevard County because of the quality education provided by the Brevard County Public Schools as well as the colleges and universities (Florida Institute of Technology, University of Central Florida (Orlando and Cocoa campuses), Brevard Community College).

Sign, sign, everywhere a sign.....

I posted an article on one of my several web logs yesterday. The intent of the article was one thing, the response I received another.

I guess it depends on your readers frame of reference.

I discussed the many real estate signs you see in a lot of Brevard County neighborhoods.

In one Viera gated neighborhood, for example, there were seven properties in the MLS system but six were already under contract and awaiting closing.

Some of my fellow real estate agents commented that the properties needed “Pending” or “Under Contract” riders on the signs. Perhaps that is the issue but…

My point….the market is active; properties are selling!

What a “declining market” does not mean…

I met a seller a couple of days ago who agrees the real estate market in Brevard County, Florida, has been declining for a couple of years.

However, he does not believe his property values have decreased.

So for some, the "declining market" means other people's homes have lost value but theirs! Quite possibly this could be a fairy tale!

Homes for Sale in Viera and Rockledge with 1 acre lots

100_4622 Viera and Rockledge are very popular destinations for those relocating to Brevard County, Florida.

Much of the new construction in the area over the past five years or so has resulted in subdivisions of small or zero lot line parcels.

The closeness of some houses makes some claustrophobic!

Fortunately, there are still some homes with 1 acre plus lots. Perhaps not the wide open spaces but still a little more than a zero lot line parcel!

Of course that much space comes with a price.

Today there are about 15 homes in the Rockledge and Viera area that have at least 1 acre lots.

Selling takes commitment...and patience


Selling takes commitment...and patience.

For example, just yesterday a 4 bedroom 2 bath pool home in Viera, Florida closed.


After 700 days on the market!...

This house was viewed over 200 times in the course of the marketing. Several open houses were conducted as well.

The price was very attractive however there was always one issue.
It backed to Interstate 95.

Just over the past month the state has started the clearing of the right a way for the sound wall construction. We were told for years that a wall would be built. But...and this a big, but.... you can not sell a home with the promise a wall be built.

All of a sudden the offer came in..was it the wall or someone who saw the overwhelming value?

Sometimes there will be obstacles you as a seller have no control over.

Sometimes patience is required.

First Time Home Buyer...Step Number 1!

I got a call this morning from a young lady who wants to buy her first home in Rockledge, Florida. She wanted to get started right away because she will be a first time home buyer.

She knows the first time home buyer $8,000 tax credit goes away on December 1, 2009.

I explained that the closing process, once a home is found and a contract negotiated, still takes about 30 days to close the deal.

My advice - get to a lender today and discuss mortgage qualification. Once she gets quotes from one lender, call another. Just as sellers are competing with each other, so are lenders.

Once the mortgage qualification is established, we can go forward. I look forward to working with first time home buyers in Brevard County, Florida.

Viera, Florida...Where is Viera?


Where is Viera Florida? Does anyone really know?

I can tell you that from my experience even people who live in Viera do not always know where it is either?

Viera is not in Melbourne, Florida. It is physically outside of the Melbourne, Florida city limits.

Viera is not in Rockledge, Florida either.

So, where is the confusion?

Some areas of "Viera" have a Rockledge, Florida mailing address (zip code 32955). Some
areas of "Viera" have Melbourne, Florida addresses ( zip code 32940).

Viera is a planned unit development in Brevard County, Florida which borders the city of Rockledge, Florida and the planned unit development of Suntree.

Viera is easier found than being defined by a city.

Perhaps that is why Viera likes to call itself "Florida's newest town."

Makes sense, doesn't it. When Viera gets its own hospital (under construction), has its own mall (already does), has its own high school (already does - Viera High School), its own golf courses (Viera East and The Duran Golf Club)...sounds a lot like a town already!

Homes Sold Heritage Isle Viera (2005-2009)

Heritage Isle is one of the most desirable 55+ communities in central Florida - not just Brevard County!

Heritage Isle consists of mostly single family homes from about 1,400 square feet (under air) to about 3,500+ square feet.

Also, there are villa style homes and condos although they are not included here.

With its 21,000 square foot clubhouse, gated entry, pools, four tennis courts and more, Heritage Isle is ideally situated near the under construction Viera Hospital, shopping (The Avenues Mall), restaurants, Space Coast Stadium (home of minor league Brevard Manatees, spring training home of Washington Nationals), The Duran Golf Club and more.

Although still popular, the single family home prices have decreased significantly over the past five years.

The below chart shows the lowest and highest sold prices for single family homes in Heritage Isle. [These are the sold properties recorded in the Brevard MLS system only.]




Over the past several months the trend is for the majority of single family homes in Heritage Isle to sell for about $200,000, give or take $10,000 or so.

Phillips Landing Rockledge Florida Real Estate Sales Trend

Phillips Landing subdivision is located in Rockledge, Florida near excellent schools, shopping, 45 minutes to Orlando, 20 minutes to the beaches and, of course, several great golf courses.

Phillips Landing offers its residents a community pool, lake front living, playgrounds and more.

The below chart shows the highest and lowest sold price for homes in Phillips Landing for the past 5 years (through September 10, 2009). These were sold properties reported in the Brevard MLS system only.

The sold price trend is reflective of the present Brevard County Florida real estate market.

Rockledge, Florida Tax Rates to remain unchanged

In Rockledge, Florida, located in central Brevard County, the debate on tax revenue was long.

It always seems the easy response to reduced revenue is to raise the tax rate. In a surprise move the city council voted to leave the rate unchanged.

The tax rate is $5.35 for every $1,000 in assessed value. The proposed rate had been $5.70 per $1,000 in assessed value.

The difference in cost to each taxpayer may not be significant but in a slowed economy every dollar is important to most of us. As a Rockledge resident myself, I appreciate this step.

And for the two council members (and Mayor) who voted to raise the rate, taxpayers remember. And for those who voted against a raise, kudos!

Help, I have fallen and can't get up....A look at 5 years of sales at Viera's Capron Trace Development

Capron Trace is a very nice subdivision in Brevard County, Florida's premier planned unit development of Viera.

Over the past five years real estate prices have been dropping.

In this unofficial study of home prices in Capron Trace I took a look at the sold three bedroom and two bath homes in Capron Trace.

I did not factor in square footage although there is not a lot of variance. These are sold properties I extracted from the Brevard MLS.

The story the numbers tell is probably similar to most every neighborhood in Brevard County, Florida – prices have dropped!

  • In 2005 they were selling for about $350,000...
  • 2006 the price dropped to just above $300,000...
  • then in 2007 the price was near the $250,000 mark....
  • in 2008 the price was below $215,000 and now,
  • in 2009 the price is under $200,000!

Have prices bottomed out? I do not have a crystal ball however I do know that a 4 bedroom 2 bath home in Capron Trace closed recently for $180,000. It was a bank owned/foreclosure!

The above numbers do not reflect every single sale in this development over the past five years but the trend is accurate.

Why Sellers Don’t Hire Me!

Today is Sunday. I thought it would be appropriate to make this confession public.

When I go on listing appointments I do not get all the listings.

Some sellers in Viera, Suntree and Rockledge Florida will not hire a real estate agent who:

  • Recommends a price less than their own opinion of value
  • Does not heavily invest in local newspaper advertising.

I try to explain that (based on my experience) the return on investment in newspaper advertising is minimal.

Many believe buyers look at the newspaper as the main method of searching for their new house. From the number of FSBO ads I see I think this is a method outlined in the HOW TO FSBO 101 class!

That may have been the case before Al Gore invented the Internet (he did, he said so!).

The reality is 85% of buyers find their agent or the house they are going to purchase on the Internet. Modern buyers, sellers and real estate professionals know this!

house moneyPrice is primary. No matter how nice a property is, it must be priced correctly to sell.

The market (buyer) sets the price. It is up to the seller to either accept the market price or not sell.

What is selling and not selling in Viera, Suntree and Rockledge, Florida

Anyone who has not been in a coma knows that the housing inventory in Brevard County, Florida has been excessively high for a couple of years.

There are still lots of homes for sale in Viera, Suntree and Rockledge, Florida.

But the good news is homes are selling in Viera, Suntree and Rockledge, Florida!

There are 457 single family homes for sale in Viera, Suntree and Rockledge as of September 5, 2009. There are another 220 or so under contract waiting closings.

Just last month about 90 single family homes in Viera, Suntree and Rockledge closed. A little mathematics tells us the inventory is about 5 or 6 months (real estate analysts call this the market saturation).

Right now the average selling price in this area for single family homes is about $195,000 with an average list price of $212,000 or so. Sellers are negotiating but the list prices are pretty reasonable!

If you are in the market for a home, this is the time to buy!

If you are a first time home buyer and want to use the $8,000 tax credit – get a move on it as the program ends on December 1st.

The closing process, once you have found your home, usually takes about 30-45 days so don’t hesitate! As a first time buyer short sales are not a consideration as the acceptance process takes too long.

Grand Isle - The "other" Viera Florida 55+ community!

Melbourne, Florida's planned unit development of Viera, in central Brevard County, offers the choice of several 55+ communities.

On the west side of I-95 is Heritage Isle with its continuing new development and impressive facilities.

Often times the "forgotten" 55+ community in Viera East is Grand Isle. Grand Isle is a gated community providing its residents with the Florida lifestyle including a very nice clubhouse/Rec Room , community pool , exercise room , hot tub/spa , jogging trail , shuffleboard , tennis courts and more.

Of course, Grand Isle offers exterior/lawn maintenance. Who wants to cut grass when the beaches and golf courses are calling?

As of today there are 8 active listings in Grand Isle ranging from $160,000 for a 2 bedroom 2 bath single family home to about $320,000 for a 4 bedroom 3 bath home.

Grand Isle was developed during the 2000-2005 time period so the homes are all less than ten years old.

In the past six weeks 5 properties have gone under contract with another two deals closed. Not bad for a small 55+ community with limited properties for sale! The two that closed sold for $180,000 and $243,000, very reasonable in this market.

Market Activity Chelsea Park Rockledge Florida


Chelsea Park in Rockledge, Florida possesses many qualities that make Chelsea Park very attractive to buyers in Brevard County, Florida.

With relatively low HOA fees, a community park with outdoor basketball, several nearby golf courses (Turtle Creek my favorite), nearby shopping,restaurants, great schools and more!

Chelsea Park deserves consideration if a move to Rockledge or Viera is in your future!

As of today there are 10 active listings in Chelsea Park. The listing prices range from $164,900 (a short sale) to about $379,000.

There are five properties under contract at this time. I am aware of one new listing that will be coming on the market as well in the next week.

How long does a “short sale” take?


A short sale is a situation where the proceeds from the sales process will likely be less than the monies owed. These sales usually occur when there are circumstances that have placed the seller in a real hardship.

Of course, the lender is the ultimate decision maker on a short sale and the prices can be long and arduous.

So, how long does a short sale take?

I looked at the Rockledge, Florida Phillips Landing subdivision. I choose Phillips Landing as I know that short sales have been a real common occurrence lately.

As of today there are 8 properties under contract that are short sales. One listing went under contract in March 2009, two under contract in April 2009, 1 in May 2009, 1 in June 2009, 2 in July 2009, and 1 last month.

The time for a short sale to close can vary a lot. There was one short sale that closed in Phillips Landing in August 2009. That particular property went under contract on June 22 and closed on August 19, 2009. That is a pretty impressive transaction!

So, how long does a short sale take? It all depends. As a short sale buyer you must be patient and flexible!

Heritage Isle Viera – Market Activity August 2009

Brevard County, Florida real estate activity has been bustling over the past month and that includes the 55+ communities of Heritage Isle and Grand Isle, both in Viera (Melbourne, Florida).

As of today there are 21 single family homes on the market in Heritage Isle. The price range for these re-sales go from a low of $169,900 to $389,900. Actually, there are two short sales both at the bottom of this price range.

Contracts have been agreed upon on 7 properties since July 1st.

Heritage Isle offers an active lifestyle in a gated community with condos, villa style homes as well as detached properties. The 21,000 square foot club house, huge pools, tennis courts, nearby Duran Golf Club and more make it the premier 55+ community in Brevard County, Florida.

Brevard County Florida Real Estate Agent

Things appear to be rather lively in the Brevard County, Florida real estate market these days. Most agents I know at Century 21 Baytree Realty in Rockledge have been steadily employed!

Over the past month I have gotten a couple of listings under contract, obtained a new commercial vacant land listing, got a new single family home listing in Chelsea Park (Rockledge), awaiting word on a listing interview from yesterday in Suntree (Melbourne, Florida) as well as being in the midst of negotiation on a Rockledge condo.

In addition I am working with about a half dozen buyers interested in the Viera, Suntree and Rockledge market.

There are still some lenders to avoid…

coffeeI was speaking with a gentleman yesterday at the Starbucks in Rockledge which is just down the street from my Century 21 Baytree Realty office.

I try to stop by just to see what is going on and meet folks to talk real estate. Can’t sell it if you don’t have someone you can tell how great the prices are in Rockledge, Viera and Suntree!

Anyway this middle age guy was telling me how his lender had just raised his interest rate again. He was now going to be paying something like 9% on a house that was worth about half what he paid for it. I felt sorry for him and his family.

Unfortunately, this is not something I rarely hear. It is common. I am not going to name lenders or mortgage brokers here. Just rest assured I do not ever recommend such leeches!

And some lenders are not very accommodating. I discussed the merits of a short sale with this gentleman. I will be following up with him in a few days.

Short sales happen when the selling price is less than the mortgage owed. This is has been a frequent occurrence in Brevard County Florida.

Brevard County Florida Market Report August 2009

Preliminary sales numbers gathered from the Brevard County Florida multiple listing service reveals that for August 2009 there were 491 single family homes sold. (This number will fluctuate as new sales are recorded in the system over the next several days.)

The average selling price was $163,000 which was slightly higher than the July 2009 average of about $159,000.

The average days on the market remained consistent at about 109 days. Buyers also seem to be bringing more cash t the table as about 150 of these deals were cash.
