What is selling and not selling in Viera, Suntree and Rockledge, Florida

Anyone who has not been in a coma knows that the housing inventory in Brevard County, Florida has been excessively high for a couple of years.

There are still lots of homes for sale in Viera, Suntree and Rockledge, Florida.

But the good news is homes are selling in Viera, Suntree and Rockledge, Florida!

There are 457 single family homes for sale in Viera, Suntree and Rockledge as of September 5, 2009. There are another 220 or so under contract waiting closings.

Just last month about 90 single family homes in Viera, Suntree and Rockledge closed. A little mathematics tells us the inventory is about 5 or 6 months (real estate analysts call this the market saturation).

Right now the average selling price in this area for single family homes is about $195,000 with an average list price of $212,000 or so. Sellers are negotiating but the list prices are pretty reasonable!

If you are in the market for a home, this is the time to buy!

If you are a first time home buyer and want to use the $8,000 tax credit – get a move on it as the program ends on December 1st.

The closing process, once you have found your home, usually takes about 30-45 days so don’t hesitate! As a first time buyer short sales are not a consideration as the acceptance process takes too long.
