Chinese Food, Chinese Checkers, Chinese Drywall

Chinese Food, Chinese Checkers, Chinese Drywall..... What do these all have in common? I will tell you at the end of this post, stay tuned.

Many web sites have appeared that provide information regarding Chinese drywall since the Consumer Product Safety Commission found "a "strong association" between Chinese drywall and corrosion of metals."

Take a look at "Welcome to Chinese Drywall." The drywall in question was apparently imported between 2005 and 2007. Another link is a story provided by CNN.

I have read articles myself discussing the impact of this corrosion on air conditioning systems but have never seen any evidence personally here in Brevard County, Florida.

Perform a Google search for "Chinese Drywall" and you will be amazed, I'm sure, at the many web sites providing information on remediation as well as legal remedy.

The Florida Department of Health provides an opportunity for you to sign up and receive information as it becomes available.

Like any condition that could materially affect the value of a property if a homeowner is aware of the presence of this material, they, as well as their real estate professional, must disclose it.

The Seller's Disclosure Form provided by the seller's real estate agent has been revised to include a question regarding the presence of this material as well as a new “Chinese Drywall Addendum for Purchase” which is available for use.

According to the Florida Association of Realtors' web site "it is important to understand that not all Chinese drywall is defective and not all defective drywall is from China."

Just another thing buyers and sellers need to be aware of as they buy and sell real estate.

Sometimes you have to accept responsibility…

As a seller in Viera Florida you know your home sits in one of the most desirable areas of Brevard County, Florida. You know you have a golf course view or sit on a nice lake.

About 10 to 15 years ago you were a trendsetter, choosing to purchase that new house in the “Duda” triangle of Viera. [The Duda family developed Viera and I know my golf balls disappear whenever I play within the Duda triangle!]

But I digress…

Now you are ready to move on to a newer house, perhaps a 55+ community like Heritage Isle or Grand Isle. And your home is now ready for marketing.

But your price is not what you expect demand. It is lower. Lower because you failed to keep your property in top notch shape. This deferred maintenance does come at a price – either up front or when you sell.

Preferably you should attack maintenance proactively in order to make selling your Viera home easier. But if you did not, you have to accept responsibility and either accept a lower price or spend the money now.

The choice is yours.

Sometimes one size does not fit all….

The media has a way of presenting a one size fits all view when sometimes generalizations are not appropriate.

This morning I read an article by one of my favorite real estate bloggers, Debe Maxwell of Charlotte, North Carolina, that encouraged real estate consumers to "act on fact, not fear or false/misleading information."

Consulting a local real estate agent who knows the market where you are interested in buying a home is important. When you are ready to sell, consult a local real estate agent who knows your neighborhood.

By choosing the right real estate agent you increase your chances of getting the best deal for the current local market regardless if you are a seller or a buyer.

"Sidewalk Closed" and other obvious trivialities of life...

Driving into the office yesterday morning (Century 21 Baytree Realty) I noticed some City of Rockledge Public Works folks industriously laboring along Fiske Blvd.

As I approached I realized they had a huge backhoe digging away next to the roadway.

Inside this yellow roped off area a 20 foot section of the sidewalk had been removed. And just outside the yellow tape was a big sign that read "Sidewalk Closed."

I wondered if that was really necessary. I decided that it was necessary because it had probably been an issue previously.

There are some things that should be obvious but apparently are not always so.

For instance, when you place your home on the market. Having your house clean, staged, uncluttered and ready for prospective buyers the minute that real estate sign goes up out front.

You get only one chance to make a good first impression - use it wisely!

Waterfront, Water View: What is this thing you people in Florida call water?

In Florida we have water. In Brevard County, Florida we have lots of water.

We have the Atlantic Ocean as seen from Cocoa Beach, Florida – home of Ron Jon’s Surf Shop.

We have the Banana River that runs between Merritt Island and Cocoa Beach.

We have the Indian River which runs from Daytona southward to well past Sebastian, Florida.

We have a few lakes and the St. Johns River –which like the Nile in Egypt runs south to north – and then we have “ponds!”

I know some of these are really man made ponds…reclamation ponds…drainage ponds. Some are large, some are tiny. But they all legitimatize the advertisement “waterfront!”

I hear buyers touting the necessity of having water front property. (Sellers always tout the value when selling!)

When looking for a home in Florida it is especially important to know the type of water frontage you are looking for and the type will dictate your price.

I did a search of water front properties for sale in Brevard County – 1,943 in all. Of these 962 are single family, another 888 are condos and townhouses. The lowest price is $49,000 - not a vacation home. The highest price is $4.6 million for an 8 bedroom 6 bath place!

So, when you say you want waterfront in Brevard County, Florida the choices are wide ranging. Be prepared to narrow the search a bit and again, remember,

the type of water and the price do have a direct correlation!

Chelsea Park Rockledge Florida Homes for Sale

Rockledge's Chelsea Park subdivision provides an excellent location near top quality schools, shopping, several excellent golf courses, restaurants and much more!

With its proximity to US Highway 1 and Interstate 95 this neighborhood is well suited for those who commute to Patrick Air Force Base, Cape Canaveral or many other major employers (Harris Corp, Health First, Rockwell Collins) in Melbourne, Florida.

Additionally, Chelsea Park's proximity to Orlando (40 minutes), the Rockledge and Viera areas make it an excellent choice for "long distance" commuters as well!

Over the past couple of months there have been no sales in Chelsea Park. There are four properties under contract but three of these are short sales which can take months to get a sale approved by the lender!

The price range for these active listings range from a short sale at $177,500 to a high of $279,900.

From the “little house” to the "outhouse" via the "big house"

The big house is not incarceration in the literal sense. But rather it is the bigger house some folks purchased several years ago when they tried to beat the big run up in home prices here in Brevard County, Florida.

Amazingly many people sold the old homestead to buy bigger.

This is not an attempt to affix blame on anyone.

The prices were escalating at such a rapid pace. The feeling was you had to jump in while you could still afford that “big house.” Thus, many cashed out for a nice profit.

Then they invested that nice profit.

And now, after the past few years, the mortgage is equal to what they owe.

At least they are not upside down.

But the lost real money (not paper equity), has vanished....like toilet paper in the outhouse!

Buying a house is a big decision. If you are a first time home buyer there are opportunities in this market. But have a plan before proceeding.

Distressed Properties…Deflated Dreams!

I had another one of “them” calls this afternoon. Someone from “up north” who buys distressed properties "up north" who wants to pick up a distressed property in Viera, Florida for a dollar and a handshake!

gold rush Years ago around 1848 there was a gold rush out to California when word got out there was “gold in them thar hills.”

Thousands headed out west in search of dreams.

Some got rich, others had dreams deflated.

Such is the case today. I “stuck a pin” in a dream today. But I must be honest.

Single family homes in Viera – even short sales and bank owned/REO properties are priced at about $125,000 and upward - not $50,000!

There are indeed some very nice values in Viera and Suntree (north Melbourne), Florida. But they are not so good that you can walk in for the price of a Cadillac CTS!

Foreclosures: Your road to riches? Probably not!

Buying foreclosures can be a way to make money in real estate. But that is not the way for the recreational investor to approach this market.

Bad investments have brought down many folks during this down market. Some are in the midst of short sales at this very moment to unload the fruits of their investment labors.

But some do continue to invest in foreclosures and short sales even in this market!

Opportunities do exist in Brevard County Florida.....for the wise, cautious and educated investor.

55+ Communities in Melbourne, Florida

Is it a 55+ community in Melbourne, Florida or a 55+ community in Viera, Florida?

It is Heritage Isle - Brevard County, Florida's premier 55+ community and it is located in the planned unit development of Viera. And the mailing address is indeed Melbourne, Florida.

So, either way - it is the same place!

Right now there are about 25 active single family units for sale and about a dozen condo units on the market. That is plenty of choice for anyone looking for a new home in Heritage Isle!

Prices range from about $145,000 to almost $400,000. Plenty of choice in that range although most homes can be found in the $200-230,000 range. Also, there is still a chance to purchase new construction in Heritage Isle.

Phillips Landing Rockledge Florida - What is (and is not) selling!

Phillips Landing is a very nice subdivision in Rockledge, Florida. Convenient to excellent schools, golfing (Turtle Creek Golf Course), major highways, shopping and more. Phillips Landing offers homeowners comfortable living at affordable prices!

No, I do not work for the builders although I have sold some new construction in Phillips Landing. I have also worked with buyers and sellers of existing homes in Phillips Landing.

As November moves by us so fast (today is Friday the 13th) I wanted to give a quick summary of what the market activity has been in Phillips Landing since the beginning of October 2009.

As of today there are 8 homes listed for sale in Phillips Landing with prices ranging from $155,900 to $224,900. { I always wonder why the extra $900 on a price.} Of these, a couple of these are short sales.

In October there were four properties that closed. Selling prices ranged from $175,000 to $251,000. A couple of these were new construction (3 car garages, lots of space). Pending sales are plentiful as there are 8 under contract with 7 of these short sale listings. Short sales take a long time for approval!

Grand Isle - a 55+ gated community in Viera


I have written several times on my blogs about the Grand Isle, 55+ community in Viera (north Melbourne, Florida). Located on the east side of I-95 in Brevard County, Grand Isle provides its residents with the Florida lifestyle they desire!



I wanted to provide a quick summary of the real estate activity in Grand Isle over the past 4 to 6 weeks (from October 1, 2009).

As of today there are only seven active listings in Grand Isle. Priced from $160,000 for a 2 bedroom/2 bath single family home to $319,900 for a 4 bedroom/3 bath home. Prices in Grand Isle are very competitive with the home prices to be found in Viera's other 55+ community, Heritage Isle.

When considering a 55+ community on Viera, I always encourage folks to look at both communities. None of these 55+ communities are cookie cutter, one size fits all!

There was one single family home that closed in October for $200,000 (was listed at $209,900).

In real estate manners do matter…



Is there really such a thing as manners in real estate? After all, real estate is business.

In a buyer’s market such as this there seems to be some folks out there who feel all sellers are desperate and should be disrespected by

  1. low ball offers (a deal involves two parties, not one way),
  2. asking for everything in the offer including furniture that they like,
  3. disregard of time constraints in the contract,
  4. proceeding with an attitude of “oh well, there is always another one if they don’t like it,
  5. buyer prospects who run late for confirmed appointments,
  6. opening drawers and cabinets when viewing a house (hey, you are buying the house, not the contents unless you are #2 above,
  7. letting your "little darlings" run wild in every house you view....
So the answer to the question posed in my first sentence is a resounding yes!

If you are a buyer in this market (or any other market), be courteous......
because one day you may very well be the seller!
Remember, the house you are entering is someone's castle!

Cash is good....at least for the time being!


There are plenty of buyers in the real estate market who are making cash offers on properties every day.

Cash is good…at least for the time being!

A couple of things about purchasing with cash......

  • Cash talks but it will not talk the price down that much! Just because you are not going to get a mortgage does not mean you will get it for 70 cents on the dollar. Be realistic!
  • Be prepared to provide proof of your ability to pay. Just because an offer says you will pay cash, you can still expect to provide a bank letter or some other reasonable proof of funds!

Residential Sales and Inventory History October 2009

The below chart gives a snap shot of the residential sales history and inventory for Brevard County Florida real estate during October 2009.

The days on the market and inventory levels seem to indicate it is easier to sell a single family detached unit than a condo or townhouse! It is all about inventory, price and competition!

The absorption rate reflects the number of month's supply on hand based on the units selling and current inventory.

Buyer wants to deposit money….

Yesterday morning the spam email said he "wanted to deposit money in my checking account."

Having a stranger deposit money in another stranger's bank reminded me of the real estate market four or five years ago in Brevard County, Florida.

Many of the buyers were coming into the area with money in hand searching for sellers who wanted the money deposited in their bank!
Yes, times have changed.

These strangers are coming, perhaps even as frequently as they once did. But, the money they are bringing is much less.

It is a good time to be a buyer in Brevard County, Florida.

Want that vacation condo in Florida? This is the time. First time home buyers have opportunities now. Current owners have opportunities commencing December 1st with the new extension of the first time buyers tax credit.

Some things are scary once the sun comes up.....

I walk every morning. I have seen some scary things - amazing what people will (or will not wear) when they take the trash out in the morning.

One man always calls my dog a bull dog although he is a Boston Terrier!

I remember an older gentleman down the street was shuffling down the driveway to get his newspaper.

I offered to bring it to him but he snarled instead.

Now my challenge is to circle the block before he makes it down the drive and back in the house - a race I usually win!

He declined my offer of assistance.

Such is the case sometimes with FSBO (for sale by owner) property sellers.

Some folks are independent and want to do everything for themselves. Some succeed - 15% according to some surveys.

Some eventually decide it is not worth the hassle and call a real estate professional.

In the Viera, Rockledge and Suntree areas of Brevard County, Florida I have been fortunate to work with several FSBOs. I have some FSBO reference materials which I gladly give them in the interim.

If they need me, I am there - just as I will gladly walk the gentleman's newspaper up the drive to him if he asks.

Heritage Isle Viera – Market Activity October 2009

Heritage Isle, the premier 55+ community in Viera, Florida continues to offer those seeking affordable retirement living Florida attractive opportunities.

As of today there are 22 active listings for sale within the gated 55+ community. These are re-sales however there is new construction available so if you want new construction, just let me know!

Of the 22 active homes for sale in Heritage Isle, more than half (12) are priced under $220,000. The prices range from $145,000 for a two bedroom two bath villa style home to $389,000 for a 4 bedroom three bath three car garage home.

There are 7 properties under contract with six of these being short sales. Of the active listings there are only two short sales.

During the month of October 4 properties closed with selling prices ranging from $145,000 to $290,000.

By the way there are about a dozen condos at Heritage Isle for sale as well. Prices for the condos run around $130,000 to upwards of $160,000. All condos are two bedroom two bath units.

For condo information, let me know as well. I know of one that is not listed but is available that has never been lived in - previous model!

Brevard County Florida Real Estate Market October 2009 - A Snapshot

Just a quick look at the Brevard County, Florida residential real estate market for the period of October 1- October 31, 2009.

[Note these are early "returns" and will likely change a bit over the course of the next week or so as additional transactions are recorded.]

Homes Sold - 549
Average Sale Price - $148,515
Average Days on Market - 95

Compared to a year ago the price is down from $175,982 but the number of sold units was up from the October 2008 figure of 462. Average days on the market are better than last years 125 days as people are moving when opportunities present!

Better prices and interest rates do make buying a home in Brevard County, Florida very appealing at this time.

I will provide additional reports over the next day or two but suffice it to say that the real estate market in Brevard County, Florida......"It is what it is."

900 posts and nothing to say.....

I saw a new listing with an obviously overly inflated price a couple of days ago. The MLS entry read "This is not a short sale." My thought "then it darn well better be a dream!"

My posts are sometimes characterized as having very little humor or sarcasm with lots of information or very little information with lots of humor or sarcasm. [I guess they reflect who I really am!]

More importantly though is I have generated lots of business from these blogs. They are part of my marketing efforts as a real estate agent in Brevard County Florida.

This is post number 900 on this blog! I have been trying to think of something really intriguing to write.

Then I got a headache.

Then I thought..maybe a few of my older posts were ready for new life.

Like one about not caring if your house sells where I said "I can not overemphasize this point.....buyers will know how much you care about your home. Your presentation as someone who takes pride in your home will influence your potential buyer."

Or in a May 2007 post titled A market report for the pessimist where I summed it up as "My simple market report? Homes for sale - Bunches; Homes Sold - Not a lot; Opportunities available - Bunches."

And way back in March of 2006...around the ides of march (the 15th) I discussed Curb appeal is everything where I revealed that "I have never sold or bought a home without going inside. If the yard is a potential cover for "Junkyard Monthly," get your act together."

So although this 900th post is not a home run (Go Phillies!) I hope it will kindle your interest if you are relocating to Brevard County Florida, selling or buying a Brevard County Florida home, or retiring to Viera, Florida.
