If I can’t sell it, I’ll Keep Sittin’ on It”

A classic blues song by Ruth Brown goes “If I can’t sell it, I’ll Keep Sittin’ on It." Now the song is not alluding to selling your Viera Florida home but the title is sometimes a familiar refrain when talking with sellers.

I have gone on many listing appointments in Viera and Suntree (Melbourne, Florida) where the seller has made that point. However, that was in a bygone era... the housing boom about five years ago!

Today it is all about pricing a house or condo right if you want to sell it in Brevard County, Florida. And if you really do not want to sell it, do not list it for sale. All you will end up doing is being frustrated.

The Only Useful Feedback When Selling Your Brevard County Home - Traffic, Whining, Offer!

People come, people go. Your Viera Florida home is for sale and folks are coming to check it out. Yay!!! Some stay 5 minutes, some twenty minutes. When they leave you wonder what they thought.

Thus your real estate agent asks for feedback. They may get a response about 25% of the time (my experience).

Sometimes it is verbal. Sometimes it is written. Sometimes it is useful. Sometimes it is fluff.

Sometimes it is so generic it could have been sent to all six or eight real estate agents for houses they saw that day in Viera!

Sometimes it is extremely negative. Some folks are so negative that if the sun is shining they complain of a sunburn!

I have found that the only feedback that is reliable includes:

  • Traffic. The number of buyer prospects means your price is competitive for the market.
  • Whining. I have found that many agents will start nitpicking or finding fault so as to prepare my mind for a low offer!
  • An offer. The ultimate feedback!

Packaging is Key When Selling Anything!

Packaging is the key. That is what they say regardless of product.

An article I read on the Internet made the point "So start your analysis by viewing your package from the eyes of the consumer. If you are buying it, what's going to compel you to pick it up off the shelf?"

The article was talking about selling a consumer product. If you are selling your house, you have a consumer product too - a very expensive consumer product!

The article also makes a point that you need to know who your consumer is so you can get their attention.

This started out as way to discuss curb appeal and getting your house ready for the market. Your real estate agent can make suggestions to assist in the process.

If your home is older then a pre-listing home inspection may be in order. [If you have it inspected, you must repair or address any issues!]

Where Do Overpriced Listings Come From in Brevard County, Florida?

I am at a loss to explain overpriced listings on the market in Brevard County Florida. Most real estate agents I know tell me they would never list a a property that was overpriced!

But then I see the listings in Brevard County, Florida and realize some are overpriced!

A good real estate agent with local knowledge is the best source for recommending a listing price for your house or condo. Likewise, a real estate agent with local knowledge is the best source to assist you when looking to purchase a house or condo.

I will admit that in Brevard County, Florida there are areas where I am more comfortable. These ares include north Melbourne, Suntree, Viera, Rockledge, Merritt Island, and Cocoa.

The extreme northern area of Brevard County (Titusville and Mims) and the southernmost area of Palm Bay are locations I don't usually work in so I have other experts I prefer to refer folks to for assistance.

When you are fishing, the bait is important….

In Brevard County, Florida, water sports, including fishing are important recreational venues. Of course, if you prefer the dry land, Brevard County’s 30 plus golf courses, provide plenty of challenge (and water on the courses).

As a seller of your home or condo in Brevard County, Florida you need to know what you are trying to catch – a buyer!

Should You Buy a New Construction Home When Short Sales are Plentiful in Same Development?

I intended to provide a bit of a market summary for the Phillips Landing subdivision in Rockledge, Florida.

However, after looking at the active and pending or contingent sales in Phillips Landing subdivision, I decided to address another question buyers should consider when purchasing a home in Brevard County, Florida,.......

Should one buy a new construction home while so many short sales are on the market?

Short sales sometimes frequently take a long time to close. The time frame can be as short as a few months or as long as maybe a year. It all depends.

You never know if a short sale will close but one thing you should keep in your thoughts – home prices are still falling in Brevard County, Florida.

New construction is frequently not yet completed so you are negotiating on a price for a future delivery.

When I look at Phillips Landing in Rockledge Florida I see six short sale properties under contract, another three active short sale listings and some newer construction listings at $200,000+, it makes me wonder.

Sure, it is a good time to purchase but which one? There are other considerations besides price. This is where your real estate agent and mortgage lender can help!

Grand Isle in Viera - 55+ living in Viera

Grand Isle is one of Brevard County Florida's most desirable 55+ communities. I frequently write about 55+ communities as many folks consider central Florida a top retirement destination!

The Grand Isle gated community, located in Viera (Melbourne, Florida), is ideally situated near major transportation routes, convenient to the beaches, Patrick Air Force Base and Orlando (45 miles).

With several nearby golf courses (including the Viera East Golf Course, Turtle Creek Golf Course, Duran Golf Club, Baytree National Golf Links), shopping, restaurants and medical facilities nearby, Grand Isle offers a relaxed lifestyle in a perfect climate!

If a 55+ lifestyle with clubhouse, pool and plenty of activity is in your plans, take a look at Grand Isle.

As of today, there are 11 properties for sale in Grand Isle with prices ranging from $160,000 to $319,900. In January 2010 there have been two homes that have closed. Both homes were over 2000 square feet under air (not small) and sold for $220,000 and $265,000!

There are subtle (and not so subtle) differences between the 55+ communities in Brevard County and I encourage you to check them all out before making a decision on the one that is right for you!

Heritage Isle Viera Florida - Melbourne Florida 55+ Community

Heritage Isle, located in Viera (Melbourne) Florida, continues to be a popular destination fro folks looking to relocate to a Florida 55+ community.

Offering a super facility which includes a 21,000+ club house, pools, tennis, golf next door, a new Health First Viera Hospital and more, Heritage Isle deserves a look if a Florida 55+ community is on your wish list!

As of today there are 17 single family homes for sale in Heritage Isle. Although there are a few short sales, most properties are fair market offerings.

Prices range from $189,000 to $335,000. These homes were all constructed from 2005 to 2009. Sizes vary from about 1,600 square feet under air conditioning to 2,700 - 2 car garages and 3 car garages!

There are also new construction properties available although the wait is longer than a re-sale.

What is wrong with salad for breakfast?

I will admit I rise a bit earlier than most folks. As a real estate agent I have found that people do not buy or sell houses in Brevard County, Florida before about 10:00 a.m.

So I have some quiet time. Time for my morning walk with my Boston Terrier, Diesel Dog!

I usually skip breakfast but this morning I decided I wanted something.  As I opened the refrigerator I saw the leftover salad from the evening before.

So I grabbed it.

How do we know that salad can’t be for breakfast?

Individual preferences are…..individual.  Such is the same when decorating your home. 

But, when it is time to sell it, remember that you are not selling your taste

Your real estate agent and/or home stager can help make recommendations on getting your home ready to appeal to the masses instead of the individual!

The cost of rejection….

This is not a commentary on the psychological cost of being rejected as a person. No, this is a commentary on the cost of a real estate seller rejecting a good offer on their house.

A house is worth what a buyer is willing to pay for it and you are not going to get any more. As a seller in Brevard County Florida, you must be willing to accept that this is a buyer’s market.

The opportunities to purchase attractively priced houses and condos are abundant. When you get that offer consider it wisely.

Look at the comparable properties in your neighborhood. And, if you reject the offer or the prospective buyer walks, consider the cost of rejection. Consider you competition so you know whether there are others the buyer may be considering.

What is that cost of rejection? Additional days or months on the market in a declining market. The next offer may be lower if it comes. Consider the “carrying cost” of paying the mortgage another month or six!

It is acceptable to reject an offer….as long you understand the cost of rejection.

55+ Communities: Its a lifestyle – not discrimination.

I read an article this morning questioning why 55+ communities get away with being discriminatory. Perhaps There is a misconception out there.

First of all, who wants to live in 55+ communities? Best answer: those who are 55+ years old.

Why do they want to live in 55+ communities?

Some choose to live in 55+ communities like Grand Isle or Heritage Isle in Viera (Melbourne, Florida) because it offers

  • gated/security
  • exterior maintenance
  • club house
  • recreation (tennis, golf next door)
  • planned activities
  • concierge services
  • active lifestyle
  • and much more!

There are other reasons like Florida living, access to beaches and cruise ships, proximity to Orlando and more. Some like the Indian River Colony Club in Viera offer total maintenance and its own golf course inside its gates!

Back to my original point:

The Fair Housing Act provides that a senior community is exempt if

It houses at least one person who is 55 or older in at least 80 percent of the occupied units, and adheres to a policy that demonstrates intent to house persons who are 55 or older.

The U.S. Department of Housing and Urban Development has some very valuable information for senior citizens regarding housing options. Take a look if you are researching housing options and 55+ communities.

Are You Looking For a Real Estate Agent or a "Spring Butt?"

Buying a house in Brevard County, Florida (or any other place) can appear to be a confusing process. But your real estate agent has the skills to make it an orderly process.

I have on occasion received telephone calls from people standing outside a house with my sign on it who wanted to see it "right now!"

I appreciate the calls but I always ask questions. By the way, if a house is occupied you can't just knock on the door!

I seek information on their needs and wants. I ask questions about time frame and mortgage qualification. I ask questions bout heir familiarity with the area. I ask questions about whether you are working with another real estate agent.

These questions all have a purpose - to enable us to get off on the right foot in an orderly fashion.

And I usually request you meet me at the office.

There was a time when I would have hopped in my car and ran right over regardless of your response. Those days were what I affectionately refer to as my

"spring butt days" - ready to spring into action and run out when the phone calls come!

Need a Fast Sale – Don’t Call a Real Estate Agent!

I was reading an article a couple of mornings ago that was directed more at investors than the usual home buyer. I am neither but rather a real estate agent in Brevard County Florida !

The point of the article was to tell investors to not alienate or insult the seller. This is good advice for anyone looking to buy anything. Likewise, as a seller, you don't want to say anything that will possibly alienate the prospective buyer.

The article mentioned that to build trust with the FSBO seller hey should recommend they contact a real estate agent.

Then it said that they would not because they wanted to sell fast.

I disagree with this premise completely.

If you really do want to sell and are willing to price a property correctly, a real estate agent will get your property sold – likely more quickly and at a better price than offering it as a FSBO.

FHA Mortgage Changes Announced

The Federal Housing Administration announced changes to its lending requirements this week.

While the jury is still out on the impact, I believe on the surface these changes could impact some buyers ability to qualify for an FHA loan.

The 3.5% down payment requirement by the FHA will not change however some of the changes announced include:
  • minimum credit score of 580 to qualify for 3.5% down loan
  • 10% down if credit score below 580
  • allowed seller concessions changing to 3% from 6%
  • buyers pays upfront 2.25% of total loan as mortgage insurance premium (previously 1.75%)
The housing market has yet to recover from the recent correction and these tighter requirements will probably keep some out of the market. If you are considering buying a house or condo, talk with a local lender about your options - before you start looking for a house!

“Well, this is not Palm Bay!”

I was in a local CVS store last week when I overhead a man make a comment to his wife. Her response was “Well, this is not Walgreen’s!”

I can relate as I have been in Wal-Mart a few times and had to remind myself that it was not Target! [I have a preference!]

I have wanted to say the same thing to buyers in Brevard County at times over the years…many times.

Home buyers often have an expectation that is not consistent with the areas they are interested in.

In many cases I have to tell them…

This is Viera and Suntree – not Palm Bay!

I have sold homes in most areas of Brevard County, Florida and every area is different. Brevard County is about 75 miles north to south and thus the differences in locations can be dramatic – as well as the prices!

Some areas present more value priced properties than others. Areas as popular as Viera and Suntree do have attractive prices but not Palm Bay prices!

Not a “Short Sale”!

I read an article somewhere on the Internet this that proclaimed a new listing that was “not a short sale” in the title and first sentence.

Selling a house in Brevard County Florida now (even in Viera and Suntree) requires pricing according to he market.

The housing market in Florida has been, for quite some time, dominated by short sales and REO/foreclosures.

Even the non-distressed properties on the market are being priced correctly most of the time.

So, new listings are very attractively priced, even in Viera and Suntree, are not necessarily short sales but rather just priced appropriate for the competition!

Thinking Beyond Today When Purchasing a Home. - Useful Evaluation Tools

When purchasing a house it is imperative you think beyond today. It is very easy to see only the structure and the price at that moment but what about three or five years down the road?

An assessment of the current area can provide a good indication of where the area is headed - up or down!

The truth is you are purchasing an area - not a neighborhood of two or three streets.

Crime, school quality, reputation, investor owned or owner occupied status of properties, number of foreclosure or abandoned properties, and other indicators can give you an idea of the area's future.

As a real estate agent I can not steer anyone to any specific area -period. But I do encourage the buyer, to use tools such as zipskinny.com and SchoolMatters.com to research areas.

As for comparing schools, take a look at the School Matters web site AND VISIT THE SCHOOLS BEFORE YOUR BUY!.

Also, check with local law enforcement agencies about a particular area or zip code.

One final thought...check for sexual offenders and sexual predators in the
area. In Florida take a look at the FDLE web site.

As the buyer, must do all you can to protect yourself, your family and the future value of your home.

Your real estate agent will do all they can but you need to do what you can as well.

Ravencliffe Subdivision Viera Florida – What is selling and what is not selling!

Ravencliffe is a relatively new subdivision in Viera, Florida.

Located on the west side of I-95 in central Brevard County, Florida, these homes are ideally located within 20 minutes of Cocoa Beach and 40 minutes of Orlando.

Attractively priced, these large waterfront homes were built since 2005, are near excellent schools, shopping, golf courses and more!

As of today there are 4 homes for sale in Ravencliffe. These homes are priced from 440000 to $594,900 (why do sellers add that last $900?). These are all either 4 or 5 bedroom waterfront homes!

Since November 2009 there have been 3 properties in Ravencliffe that have closed. The properties that sold include:

  • 3680 Gatlin Drive, Rockledge FL – short sale sold for $435,000
  • 3281 Gatlin Drive, Rockledge FL – sold for $279,000
  • 3411 Gatlin Drive, Rockledge FL – sold for $332,000

When is it time to pull the plug?

Richard Weisser of Cowetta Fayette Real Estate in Newnan, Georgia wrote an article this morning that questioned pulling the plug on an old friend.

His friend, in the end, was his old computer.

My remark to him was

“Sounded like you were going to debate health care reform! Just kidding. Look at it this way - the newer models have so much to offer. I told my wife this but she failed to see the humor!”

When folks are considering a home purchase, especially in Brevard County, Florida, there is so much from which to choose at this time!

  • There are short sales.
  • There are foreclosures.
  • There are gated golfing communities like Baytree Golf Course.
  • There are 55+ communities like Heritage Isle and Grand Isle in Viera.
  • There are newer developments like Viera.
  • There are subdivisions with new construction as well as older, established areas like the Rockledge area of central Brevard and Cocoa Beach.

Much as many always buy a new car, some prefer a brand new house. And then there are those that find comfort in something a bit older, with mature trees and homes in the immediate area.

In the end it is.... …It is about what you do today!

For whatever reason you chose to let me stand there for five minutes before you came over to assist me. Lost in your thoughts, perhaps.

Regardless, you did not provide it!

I have never been impressed with the labels some use to promote themselves as it gives me the impression that it is all about them!

It is not whether someone is a million dollar producer, top producer, receievd “whatever color” Star, sold 40 cars last month …or whatever.

It is all about service - good customer service.

And in real estate that is as true as any field!

When choosing a real estate agent to work with you, whether buying or selling a house, it is imperative you select a real estate agent who knows how to provide good service.

What is good service in real estate?

  • Understanding your needs and goals,
  • Going the extra step to ensure your goals are met,
  • Making sure you are a satisfied customer when that last hand shake has taken place.

In the end it is all about you because the real estate business is built on reputation and referrals from satisfied customers.

Hindsight is 20/20, isn’t it? In real estate, much as in life, there are times when a “do over” would be nice.

In golf we call it a "mulligan"...a do over without penalty!

I spoke with a gentleman this morning who talked to me about selling his house five years ago. At that time he could have made a nice profit like most sellers in Viera and Rockledge Florida in the 2004 real estate explosion!

But, he chose to sit on it hoping for growth.

As luck would have it the market crashed, property values declined, and his income declined as well.

And now, after a one year process he has gone through bankruptcy. Walking away now but with nothing.

Where is that “do over?”

I guess bankruptcy is a “do over” of sorts!

Shopping for a house is not like shopping for a car!

car salesman When shopping for a car most folks stop by several car lots and kick a few tires. They may even go to several car dealerships in several neighboring towns.

At each dealership they talk with someone different…usually the most aggressive car salesman on duty who makes a mad dash to meet open your door for you just as you turn your car off!

Personally I detest that aggressive sales technique.

Now when you are ready you buy a car there are several big differences. However the two major differences are:

  • Price. Thirty thousand dollars is not the same as $250,000! A 5-year car loan is not the same as a 30-year home loan!
  • Complexity. One can walk on the car lot, make a deal and drive away in a couple of hours. The purchase process for real estate is complex and takes time. Closing in Florida typically takes about 30 days although a cash deal can happen in a matter of days while a short sale may take 180 days!

What is wrong with Avocado Green appliances?

"Avocado Green" is such a lovely color. It is right up there with the perennial favorite "Harvest Gold!" Yes, there are still people who believe this 40 years after the trend departed popular culture!

The question for many home owners is "To improve or not?"

In Viera and Melbourne Florida, the question is often "To add a pool or not?" Something about living in Florida makes a pool a must have thing!

There are many improvements home owners make for the right reasons.

There are also some where they do it for the wrong reasons.

As for the pool issue, my response is always the same - put it in if you are going to use it and enjoy it. Otherwise, don't count on getting any return or added value when you sell.

Political Correctness even exists in real estate marketing....I am so shocked!

We live in an environment of political correctness (PC). Violate the rules and you will get ostracized!

Perhaps ostracized is a bit strong but you will get attention.

Sometimes PC prevents us from saying what we are thinking, telling it like it is..or causes us to just ignore it.

Sometimes we just use euphemisms – using something a bit more mild instead of being blunt or direct.

I used to play golf with a “man of the cloth” and when he missed a putt he would say “beans” I knew what he meant!

In the real estate world ....

  • When a real estate agent uses descriptors like “cozy” it usually means large enough to sustain life – barely!
  • When you see “needs TLC” it means lots of deferred maintenance needs attention.
  • When a real estate agent uses “needs updating” it means "original 1970s decor with harvest gold appliances!

Sometimes real estate agents have to put a positive spin on the less than stellar property. Sort of like the old adage "she (he) has a nice personality!"

Of course, it would not be nice to write the narrative as

“What a dump! Never cleaned or had maintenance performed. Decorated in tasteless colors. Want potential…Lots of it here!

No, that would not be PC or kind! And as the title says...

The Two Faces of Viera – East and West!


In Brevard County Florida there is a planned unit development (PUD, for short) named Viera. Interstate 95 serves as a dividing line which separates the older section (mid 1990s to early 2000s) from the newer Viera west of I-95.

The Viera west of I-95 is home to subdivisions built after 2004 and newer shopping, restaurants, three new schools including Viera High School, a VA clinic, Duran Golf Club and the under construction Health First Viera Hospital and more.

The real estate market in “West” Viera has something for all price ranges and categories: gated, 55+ communities, golf course gated, townhouse and condo communities and more!

Market Activity Viera Suntree and Rockledge Florida - December 2009

The Viera, Suntree and Rockledge areas of Brevard County, Florida offer some of the most desirable neighborhoods and developments for those looking to relocate to central Florida!

Real Estate Market Activity Brevard County Florida December 2009

December is usually a slow month for real estate. December 2009 real estate activity in Brevard County Florida was as expected.

A snapshot of single family home real estate activity in Brevard County Florida for December 2009 reveals:

New Listings - 899 units (down from 966 last December)

Sold Listings - 471 (close to December 2008 count of 485)

Average Sales price - $144,554 down from $155,721 a year ago)

Average days on market - 94 days (down from 111last December)

Overall there are 3,790 single family units actively for sale in Brevard County, Florida. So, at a rate of 471 sold per month, it will take about 8 months to sell the entire inventory!

List to Sell Ratio – the real story behind prices in Brevard County Florida Real Estate

You often hear things like “Brevard County Florida real estate market has lots of good deals” but what does that mean?

Does it mean they are giving away houses in Viera Florida? Does it mean that the sellers in Baytree Golf Course in Suntree are just unloading houses? Does it mean the short sales in Brevard County have pulled all the prices down to their level?

One indicator of the pricing efficiency and seller motivation is the list to sell ratio. This is simply the selling price divided by the listing price. What it reveals is how much the sellers are willing to negotiate? Or, in my opinion, how much the price was padded!

The list to sell ratio for Brevard County Florida has been running in the 92-94% range for a while. This tells me that the prices may still be a bit optimistic.

This ratio can vary greatly depending on the neighborhood. I know some where the competition has made the sellers realize the list price has to be comparable to the competition!

If you are considering buying a home or condo in Brevard County, Florida, ask your real estate agent about the the ratio of the selling and listing prices.

This will tell you several things...about the price and your real estate agent's knowledge! Both very important!

Real Estate Market Report Brevard County, Florida December 2009

In December 2009 there were 387 single family homes which closed in Brevard County Florida. Of these 387 homes that sold there were 81 which were short sales!

Considering there are 994 active short sale single family home listings and another 761 under contract, there is a good chance you can find a short sale if you are in the market.

There were 106 condos and town houses that sold in December 2009 with about 15 being short sales.

There 245 condos active in the MLS as short sales. During December only 14 condo short sales closed!

In my opinion there will be short sales in this market for a while!

Housing Inventory in Brevard County Florida January 2010

As of today there are 4,425 single family homes and another 1,319 condos listed for sale in Brevard County, Florida.

Of the 4,425 single family units there are 967 single family units which require third party approval (short sales).

[A short sale is a situation where the selling price will be less than the mortgage and requires the lender’s approval of any contract.]

Of the 1,319 condos for sale 245 are listed as short sales (18.5%).

Flat roofs are like flat top haircuts – rare for a good reason! [What being a home owner has taught me about life!]

There are some things in life you just have to experience to learn. Sometimes the classroom experience is just not as effective. Such is the case when it comes to owning a home, house,condo or whatever!

Over the course of 30 years or so I have learned that:

  • You are the landlord…got to fix it yourself.
  • All roofs eventually leak.
  • Never buy a home in a new subdivision if you may sell before they finish building.
  • You can not control who buys the house next door.
  • Your interest in property taxes will increase.
  • You will always need a garage on car stall size larger.
  • If it was a previously owned home the previous owner’s taste was awful.
  • Older neighbors die and young families with loud kids always move in.
  • Everything works fine until the warranty expires.
  • Everything works fine for about a month after you close on the house.
  • The old adage buyers are liars and sellers too is true.
  • If there is a homeowner association there will always be that one person who is the association “rat” reporting you because of “weeds” in your flower beds.
  • Mortgage companies will call and see if you are OK if your payment is one day past due.
  • Mortgage companies don’t really give a hoot about youonly your payment.
  • Flat roofs are like flat top haircuts – rare for a good reason! Don’t buy a house with a flat roof
  • If your mortgage lender will not talk with you anymore or changed professions they know.
