"Do I Need a Real Estate Agent to Buy a House?" is a question often asked by home buyers, especially first time home buyers. The short answer is "NO!"
The more appropriate answer is "Why would you want to buy a house without a real estate agent?"
As a buyer you do not ordinarily pay for your representation by your chosen real estate agent. Since there is no cost to you, why not have a real estate agent working with you when you purchase that new house or condo?
However, if you know the real estate purchase process, the laws as they apply, how to evaluate a house or condo, how to select the inspection company, the closing process, feel comfortable with the negotiation process, go ahead and do it yourself.
I am sure many For Sale By Owner sellers hope for a buyer to come knock on their door without a real estate agent. But, take it from my experience, fsbos want to sell and most will gladly pay your real estate agent's fee if they want to sell in this market!
Have I ever purchased without representation myself? Sadly I must say yes - when I bought new construction from a builder. The builder's rep (agent) represented the builder - not me. I found this out years later!
There are many potential pitfalls when attempting to purchase without representation. Why take the risk? Making a mistake in purchasing a home is not the least bit as funny as The Money Pit with Tom Hanks!
