Viera Florida Home Sales Data for January 2009 and January 2010

With real estate prices fluctuating on a monthly basis in some neighborhoods, I think it is important to look beyond the past two or three month.  Looking back for a year or so shows what is happening in a particular area. 

In Viera Florida (a planned unit development between Melbourne and Rockledge Florida) a look at the sales history for single family homes between January 2009 and January 2010 reveals an average sales price of just over $234,000.

Further, the average days on the market is 128 days with an average of 40 properties sold per month.


The thing one must keep in mind is that averages contain some of the extremes such short sale listings that have been on the market for possibly as long as six to twelve months.

Likewise, the average sales prices are influenced by bargain priced foreclosures and short sales (although most short sales are only slightly discounted).
