Price Adjustment, Price Reduction, Price Modification:...What You Call It Matters Not!

I saw an MLS entry that stated the seller was making an adjustment in the price. I saw another that read “Huge Price Reduction!”  While there was another that said price modification.

When a seller makes a price change, regardless of how it is portrayed, it sends a signal.  It can signal (or be interpreted as) one of several things.
  1. Seller realized price was not competitive. Real estate agent has provided concrete data to support the new realistic price.
  2. Seller has decided a reduced price will get an offer to negotiate back upwards or, even better, multiple competing offers!
  3. Listing is shifting from a standard sale to a short sale.
Regardless of the real reason – a reduction, modification or adjustment often is interpreted as a sign of desperation.

Of course if you price appropriately the only signal you will be sending is “will not last long!”

Costly Mistakes Many Home Buyers Make…

CNNMoney.com had an interesting article titled “6 Biggest mistakes homebuyers make”  that outlined common issues that can cost buyers.

I have summarized several of the ones I see as key issues here here but please read the entire article if you are considering purchasing a house or condo.

1. Know your credit score. While you may still get the loan with a lower credit score,  i may end up costing you thousands of dollars in increased interest rates over the life of the loan.

2. Don't make a major purchase prior to closing.   Lenders continue to check credit scores (and employment) right up until the time of closing. Hold off on purchases and, do not apply for a credit card period!

3. Property inspections are critical.  It may only be three or four hundred dollars but if the inspector saves you from laying out five grand for a new AC next month, the money spent for the inspection is worth it!  Above all else, research your inspection company as they are not all equal!

4.Buying without contingencies is something probably more common with FSBO transactions as a real estate agent should know better!  Buyers must have an exit strategy if the inspection turns up problems, employment changes or the bank raises the interest rates.

There are many potential pitfalls to the home buying process.
A real estate agent who knows your local market can be a money saver...and as a buyer it costs you nothing!

Buying the Builder Upgrade Options When New Construction Is Your Choice...Why?

This is not an "anti-builder" rant nor "anti-new construction" either...

I saw an MLS entry that boasted about $68,000 dollars in builder upgrades!  Did the buyer pay an additional $68,000 or was it the builder's sales representative that allowed the buyer to choose these sometimes overpriced "upgrades?"  These builder upgrades are not discounted I am sure!

As a seller can you expect to get the full return on these upgrades?  This is much as the question of whether or not to have that pool put in he backyard. My recommendation  is install a pool if you are going to use it.

New construction builder options sound good in advertising but lets forget them as a resale "added value" enticement! Get the upgrades you are going to enjoy! 

An important thing to understand is the difference between cookie cutter builders, custom and semi-custom builders!

If you are considering new construction, here is the best advice I can give you. 

New construction is nice but you must negotiate the new construction deal just like a re-sale deal - with your own real estate agent!

As a buyer it costs you nothing to utilize the services of a real estate agent when you buy new from the builder - just remember to take your agent with you on your very first visit to the builder's model home!

Selling Your House (or Yourself) is All About Presentation

Some folks have the gift…you know, they can tell a story in such a way that they keep you listening. It is usually about something they are so proud of… 
  • that great golf round they just shot, 
  • that huge fish that just got away, 
  • that great deal they almost pulled off. 
When selling your Brevard County, Florida house or condo, you must do the same thing… It is all about presentation!

As a homeowner you can show buyer prospects you are, or should be, proud of your achievement.   

The difference between the fisherman and golfer though is you have the proof!

So when you place that house or condo on the market, make it look like the property you are proud of showing the world!

Must I Update My Home To Sell It?

You have decided to sell the old homestead and downsize to that 55+ community in Florida.  Communities like Heritage Isle and Grand Isle (both located inViera) do offer a relaxed lifestyle with plenty to do!

It is a buyer's market so one must decide to sell "as is" or make a few changes.  When I get the question my response usually includes some variation of this...

Amazing how our world has changed through the years…even during my short 50 plus years!  Technology has brought us many things…1080p TVs,  Blackberry and I-phone, I-Pad computer, the Internet, man made materials galore (some not so good like double knit leisure suits!)…  

but some things never  must change!

Like the decor from the 1970s…I am not anti-1970s as they were some of my best years!

But, if you are trying to sell your house for the best price possible... get rid of the shag carpet, the macramé planters, the harvest gold appliances, the wood paneling, the avocado green decor, re-paint that purple room, etc!

These are not expensive fixes but rather quick staging tips to make your house more appealing to prospective buyers!

Mortgage Prequalification Means Little When Shopping For a House…

Mortgage pre-qualification (pre-qual) means very little when you are considering buying a new house or condo.  I have talked with many first time buyers through the years who feel the pre-qual they had gotten online was going to give them leverage when negotiating an offer on a house or condo.

The reality is a pre-qualification letter means squat, zilch, nothing to a seller of real estate these days.  

Pre-qualification is based solely on your input with no verification of income, credit history, employment, etc.

You want leverage as a buyer? Get a loan pre-approval before shopping for a house or condo.

When the only remaining detail is to find the house, you have leverage!

New Construction or Re-sale? Which is the Best Fit?

I was asked this question recently by a buyer prospect and my response was an unequivocal “it depends!”

Brevard County's Viera and Suntree areas offer lots of choice within both categories.  I have assisted clients with the purchase and sale of new construction (investors) and existing properties.

As a homeowner I have purchased both. Perhaps it is a sign of maturity or experience but I can now say for me unequivocally …
  • with autos ,I buy slightly used!
  • with houses, I prefer new construction!
New construction most likely will include a builder warranty for a year or two.  Additionally, except for routine maintenance, new construction will require minimal investment of time, energy and money.  And lets not forget the advantages of new energy efficiencies.

Most of the resale homes in the Suntree and Viera areas are not what one would consider old with construction from the mid-1990s through the current year.  Resale properties can be found in all states of condition.

Some Most properties in a foreclosure status have been neglected - even stripped of appliances, etc. Many homes in the Viera and Suntree area are short sales.  Short sale properties are usually in a reasonable state as the sellers want to get the most they can when they sell.

The key with all homes - new or resale is to have a professional property inspection conducted!

    It Matters Not What “Your Seller Paid For This House!”

    Has your house been on the market in Brevard County for over four months?  If you have not had a serious offer yet my guess is....your listing is overpriced for the current market. 

    There is too much competition.  This is 2010 – the year after the years the real estate market went caput!

    Buyers know that sellers have to must compete with short sales and foreclosures…so it does not matter what a seller paid for their house five years ago.

    The fact that a seller is pricing a house at a discount off what they paid is not a major newsworthy item to include in your marketing materials.

    Pricing to sell means realizing (and accepting) you will not get what you paid for your Brevard County house several years ago!

    “Under Contract” - Real Estate's "Maybe!"

    Here is a real (estate) news headline -  
    Many Real Estate Deals Never Close!  
    I have been told that the percentage of real estate "deals" that never close is around 35% but I don't put a lot of faith in the numbers.  Rex Stout once said "There are two kinds of statistics: the kind you look up and the kind you make up”

    Besides, if you are a seller and your first buyer walks away then your percentage of deals that did not close is 100%! 

    My point is..."Under contract" can be misleading. It really should say "if all goes well we will close!" 

    Contracts are usually written with contingencies. Contingencies protect the buyer (and the seller as well). 

    Contingencies may involve:
    • loan approval (appraisal coming in at acceptable price for lender)
    • satisfactory inspection report. 
    • a short sale it may be contingent on the lender accepting the offer,
    • the buyer to fly down and physically walk through the property (people buy on the Internet sight unseen initially).
    In the world of real estate transactions most properties do close successfully - once the contingencies are cleared!  As a seller (or buyer) your real estate agent will help you get to the closing table - through all the contingencies!

    Its a Gated Community – Not A Fortress…..

    In Brevard County, Florida we have lots of gated communities.  Many are located in the Viera and Suntree areas on or near golf courses.  You can find homes in gated communities priced from the lower $100,000s to well over the million dollar price range.

    Many condo communities are gated as well, especially over on the “beach side” in areas like Satellite Beach, Cocoa Beach, Indialantic, and Melbourne Beach. 

    Gated communities come in several "flavors."
    • Some have human gate guards,
    • Some have automated/key pad entry gates made of heavy steel, 
    • Some have gates which consist of a lightweight bar that one can lift easily or just crawl under!
    “Gated” implies secure but remember it is not a guarantee. 

    As a real estate agent in Brevard County Florida I see it all the time…cars just follow the lawn guy on or the next car.  When shopping for a gated community remember, a gate does not imply 100% security!

    Incentives That Really Sell Your Brevard County House or Condo…

    The real estate market in Brevard County, Florida is extremely competitive.  If you are trying to sell your home in this market you must compete with short sales and foreclosures as well as possibly hundreds of other homes "just like yours!"

    So here is the incentive that will get your home sold - even in the buyers market we have in Brevard County Florida - in a reasonable time period.

    The right price will be the most effective incentive.

    Real estate broker Greg Nino of Houston Texas said  in a recent blog post that:
    “Offering "closing costs assistance" on the MLS is like saying.. "We Sell Cheese With Our Pizzas!" out front of  your local pizza parlor.”  

    Buyers expect you to negotiate on things like closing costs assistance, repair requests, closing dates and the like.  It is the nature of the market!

    Something I see occasionally that does not work either - offering a bonus to a real estate agent for a "full price offer."  Real estate agents work for their clients and their job is to get the best price possible- not a bonus from the seller!

    A Rising Tide Lifts All Boats...Unless Your Boat Has a Leak!

    Often overused (by politicians mostly) the old metaphor "A rising tide lifts all boats" can be applied to many situations.  Even the real estate market.

    If the tide is "mortgage interest rates" then the tide will not be lifting anything but rather may be decreasing (or sinking) your ability to purchase.  At a minimum, a rate increase will increase a buyers out of pocket investment. 

    If the tide is "real estate prices," and you are a seller, a rising tide will help you get more for your house or condo.  That is, unless your house or condo is in need of repair or is not competitive with similar properties in your local area.

    There is a down side to rising prices if you are selling with the intention of purchasing a replacement property -  as prices increase you may get more but then will have to pay more for the replacement!

    Home Affordable Alternatives (HAFA) Program Provides Short Sale Prospects Another Way Out…

    In 2009, the Treasury Department introduced the Home Affordable Foreclosures Alternatives (HAFA) program to provide an option for homeowners unable to keep their homes through the existing Home Affordable Modification Program (HAMP).

    This new HAFA program went into effect on April 5, 2010.  Here is a summary provided by Shawn Fortenberry, Marketing Manager with Prestige Title of Brevard LLC in Melbourne, Florida. 

    Under this new program real estate agents will need to provide a form to their short sale listing clients at the time the listing is taken.  This new completed form will be submitted to the lender (Prestige Title will submit it for me if I list your house) with the short sale package.

    The lender will begin a pre-qualification of the seller as a short sale prospect. In the process the lender will determine the value of they will accept. the bank will begin to pre qualify the seller for the short sale. 

    Sellers will be evaluated for the the HAMP program alternatives before they will be considered for the HAFA program.

    Once the lender provides their approval and a value has been established, an offer can be presented to the lender.

    As to who qualifies and who does not qualify for the HAFA program, the following is a summary of the criteria for the HAFA program:
    • Property must be a primary residence and the sellers must live or have lived in the property within 90 days of applying for the program.  
    • Mortgage must be first lien. 
    • Mortgage must be delinquent or seller must be able to show clear imminent default.
    • Loan balance must be less than $729,750.
    • Total monthly mortgage payment must exceed 31% of the gross income of current borrowers. 
    This is a new program so you must expect revisions, refinements and general delays but hopefully it will speed the short sale process eventually.

    Advice or Corroboration? What is the role of your real estate agent or Realtor?

    No one wants advice - only corroboration.  ~John Steinbeck, The Winter of Our Discontent
    When one goes to an attorney they usually have an issue that requires advice or need assistance with a process.  When one hires a CPA or accountant they usually have a process that requires assistance or are in need of advice as well.

    When one hires a real estate agent or Realtor to sell their house or condo, what are they seeking?

    I think many sellers enter the process with an open mind, ready to evaluate and act on the advice of their real estate professional.  They are seeking expert advice and that is what their real estate agent should provide.  It is the Realtor's fiduciary responsibility.

    On the other hand, it is often a case where the sellers already have their mind made up about the selling price and the process.  They are looking for an agent of corroboration.  They are in need of validation.

    Validation is not a bad thing provided the sellers (and buyers) have a realistic understanding  of the real estate market.

    Are Mortgages Getting More Difficult to Obtain?

    Unfortunately, almost always you find the pendulum will swing to the opposite extreme when an issue arises.  

    Is it the right approach?  No, and there are always the innocent who get caught up in it.

    As a result of the mortgage or housing crisis or whatever you want to call it, it seems that even those with excellent credit sometimes find themselves facing an uphill climb to get a new mortgage.

    In this market if you are looking to buy a house, condo or even refinance, it is imperative that you seek out a mortgage professional early on in the process.  

    This may be an excellent time to enter the housing market. I was speaking with a real estate investor a few days ago who reminded of what she had been told years ago...sometimes doing the opposite of what everyone else is doing is the right move. 
    • Interest rates are still very reasonable.
    • Prices are still very attractive.
    • Short sale properties are still a primary influence on the real estate market.

    Appraisals – In My Opinion They Are Overrated!

    Appraisal - In the real estate you can’t buy a house with a mortgage unless you have an appraisal performed.  Homeowners who want a home equity loan (careful, please!) may need one as well. 

    Sometimes, we (buyers and real estate agents) get too hung up on the appraisal. 

    What is an appraisal?  Simply an estimation of something's value or worth.  If you are paying $200,000 for a house your bank (and you) want to know someone else thinks it is worth what you say you will pay!

    By the way, the lender selects the appraiser - not the buyer - and you, the buyer, pay for the appraisal.

    In my opinion, appraisals are overrated. I guess that is my appraisal of appraisals! 

    Your appraisal is good on the day it is signed….or at most, the month before and after the closing!

    What happens in your market, your neighborhood, your street in the future will impact its value.  In some cases, you lose.   In some cases, you win. 

    Don’t get hung up on the appraisal today because there are no guarantees what will happen in the future.  Just ask the folks who purchased homes five years ago who today realize their home's value is much less.

    State Horseshoe Pitching Championships…Does the Winner Celebrate By Spiking the Horseshoe?

    I will admit that I never would have thought of horseshoe pitching as a competitive game, much less one that actually has state championships.  But they are having the Florida State Horseshoe Pitching Championship Tournament at Wickham Park in Melbourne Florida today.

    I remember we played horseshoes as a pickup game at picnics or family gatherings.  You got varying points for ringers, leaners and being as close as the width of the horseshoe to the stake.  (And the stakes were only as far apart as space allowed!)

    As far as I know we may have been playing by our own rules or at least my opponent’s rules.

    To play with these folks competing in the Florida State Horseshoe Pitching Championships one must know the rules of the game – or else!

    In buying a home from a FSBO (For Sale By Owner) one really needs to know the rules of the game – or else. 

    Buying a house without representation could be treading on thin ice but since we are in Florida, there is no ice!

    What Are Distressed Properties and How Do I Get One?

    I had an inquiry a few days ago asking what "distressed properties" really included.  My response (edited, etc)...

    "Basically there are two types of distressed sales in this market - short sale and foreclosure.  Foreclosure is sometimes called bank owned or REO (real estate owned).  A short sale is a situation where the probable sale price will be less than the mortgages(s)....Depending on the property, some foreclosures have been "stripped" by the owner before the foreclosure takes place. I have seen appliances, vanities, cabinets, garage door opener, AC units ...you name it removed!  Some foreclosures really are only shells.....Most short sales are still owner occupied.  Short sellers try to maintain the property in good condition because hey want the best price so the lender will sign off on the contract.  This process can take months..... One important thing to keep in mind is that although they are distressed sales - they are not going to give them away.  But they will sell for a discount!

    Short Sales in Brevard County – Not Just Low and Moderate Priced Houses

    Short sales often occur as a way to prevent foreclosure.  Foreclosures are not that uncommon and sometimes effect the wealthy.  It is not uncommon to read of some famous actor or singer going through foreclosure such as actor Nicholas Cage.

    I have seen some photos of Cage's $11 million dollar home...quite the homestead!  I sometimes wonder why these wealthy folks don't go the short sale route.

    In Brevard County Florida there are short sales available in all price ranges – even the high end, larger homes.  These are not Hollywood mansions but in our market $500,000 to a couple of million dollars can buy a lot of house!

    Just today I noticed there were 25 short sale real estate listings in Brevard County Florida where the list price was over $500,000.  

    Seven of these short sales are located in the Viera, Suntree and Baytree areas of central Brevard County.  There are also a couple of bank owned/REO//foreclosure high end properties on the market as well.

    In Brevard County, Florida you will find a lot of house for $500,000!  A few parting thoughts...
    • If you are in a higher end home and need to sell, short sale is an option regardless of price range.
    • If you are a buyer there are short sale properties available in the higher end market.

    Just Because You Can Climb A Ladder Does Not Mean You Should Go On The Roof!

    As a real estate agent I have witnessed lots of proof that when some become a “do it yourself” out of control machine the results are less than stellar.

    So for new (and existing homeowners) I give these tidbits of DIY advice you may not find on HGTV!
    • Just because you can turn on a light switch does not mean you are an electrician.
    • Just because you replaced the garbage disposal does not mean you can plumb a bathroom remodel.
    • Just because you can pull up the old carpet and haul it out to the street does not mean you can measure and install the new carpet.
    • Just because you can climb a ladder and get on the roof does not mean you should try repairing that leak.
    My advice to homeowners – know your limitations. 

    Besides the potential personal injury, problems can arise when you go to sell that house or condo.  Hire a reputable contractor….and real estate agent when you are ready to place that Viera, Suntree or Rockledge house or condo on the market!

    Its Spring – Make Sure Your Curb Appeal is Bright!

    Flowers are blooming all over the south land. The azaleas and other flowering plants are changing the scenery. If you have a house on the market it is the time to make sure the lawn is green, the flower beds weeded, and flowering plants fertilized and blooming.

    Sellers can sometimes get away with a less than stellar landscape during the winter months

    And your real estate agent can get away with these less than flattering photos in your real estate listing.

    If you have your house listed in the MLS, call your agent and tell them that you need some new photos to show off your springtime landscaping.

    Remember – buyers want to see lots of pictures… and not last winters dead grass!

    Golf Course Homes For Sale in Suntree (Melbourne Florida) and Viera Florida

    If you are a golfer where better to live than directly on the golf course in beautiful central Florida?  You will find yourself near the beaches, Orlando, cruise ships at Cape Canaveral, and golf...out your back door or at one of the 30 plus golf courses in Brevard County!

    When shopping for a golf course home in Florida you have to differentiate between golf course direct or golf course view or golf course community.  Many homes are located withing the community but most are not directly on the fairway.   

    Of course the prices will be reflective of the actual location. 

    Additionally some are within gated communities, some within security gate guarded communities, 55+ communities and any combination of these!

    As of today there are 75 homes for sale in Viera, Suntree and Rockledge that are being marketed as golf course direct homes.  This does not include any condominiums.

    The prices range from $195,000 to about $1,500,000 for these golf course direct homes.  Thirteen golf course direct homes are located with the gated, prestigious Baytree Golf Course community located in Suntree.  Prices in Baytree start at $199,000 (Isle of Baytree) to the huge homes in the Balmoral section at about a million and a half!

    Over on the Duran Golf Club you will find two exquisite communities - Wyndam at Duran and Fairway Lakes at Viera.  What an outstanding location for a new golf course home in Florida!

    There are five active listings on the golf course in Fairway Lakes priced from $335,000 to almost $500,000!  The nearby Wyndam at Duran features very large executive homes 4-6,000! square feet with tile roofs...grand estates for sure!  Prices for golf course direct homes in Wyndam at Duran range from $700,000 (a short sale) to $1.495 million. 

    The Indian River Colony Club accounts fro more than 30 of the golf course direct homes for sale in Viera.  This development is a gated 55+ community that is owned by its residents.  With its own private golf course, homes are smaller than the other communities.   IRCC is a totally maintenance free, guarded community that was initially stared as a community for former military officers

    Expired Real Estate Listings in Suntree and Viera Florida

    It happens every day. I am not talking about the sun coming up but rather real estate listings that expire unsold!

    Since March 1, 2010 there have been 38 real estate listings that expired in the Suntree and Viera areas of Melbourne and Rockledge, Florida. These are single family houses, condos and town houses that did not sell during the agreed upon listing period.

    My question to sellers who call me when they start looking for a new real estate agent is why they believe their house did not sell?

    The reasons are many but always seem to point to “my real estate agent did not market correctly….”

    My response is simple....

    “My job is not to tell you what your agent did or did not do correctly but rather to give you my plan to market and sell sell your house.”

    Most houses and condos do not sell in a very reasonable time (30-60 days) because they are not
    • priced correctly for the competition,
    • staged and prepared appropriately,
    • marketed where the target buyer will see it.

    Useless Real Estate Words….Classic Charmer!

    In most real estate multiple listing sites there is a limitation on the number of words one has available to describe a  particular property.

    In the Brevard MLS system I think our narrative limit is 300 or so characters.  That is not a lot of space so the words must make prospects want to see your house in Viera or Suntree!

    The below is presented a bit tongue in cheek.

    In my opinion some of these words include…
    • “Close to shopping(where it is a "pleasure"),” – Now is that a Winn Dixie grocery or a Publix grocery? Never met a buyer who had to be near a specific grocery store!
    • “Master Bedroom Suite "to die for,"” – Eternal rest, perhaps?
    • “Seller willing to negotiate” – Duhhh? It is a buyer’s market!
    • “Tangerine & grapefruit tree” – That will make them want to come and see your trees.  After all, it is not like they plant their own!
    • “Please make sure you lock” – Does this really need to be said in the narrative!
    • “Will need just a bit of TLC to really shine again, all the bones are intact handy person’s dream come.” – Why not say it is a fixer upper?
    When I take a new listing I have learned to provide the seller’s with a copy of my creatively written narrative as soon as possible.  I offer them the opportunity to improve, critique and approve my narrative. After all, they know more about the property than I! 

    By the way my favorite three useless words include...
    • Classic Charmer - Sounds like a description of someone's Uncle Ed!
    • Mrs. Clean lives here. - Then why is it dirty?
    • Cozy - Can you say small, cramped, shoebox?

    Should Your Doctor Be Paid By The Hour?

    Should a doctor make more money if he or she takes two hours to diagnose a cold?  Would you feel like you were short changed if the doctor only spent five minutes with you and sent you on your way with your prescription in hand? Some may I am sure.

    Doctors are paid for what they know and the service they provide with that knowledge - not by how long it takes.  Besides, is your time not a valuable thing?

    If you hire a real estate agent to market your house will you be upset if the deal is closed in less than 30 days?  Would you feel short changed if the first buyer prospect made a full price offer? 

    After all, the average days on the market in the Brevard County Florida real estate market is about 110 days – almost four months!

    I doubt very many sellers would be upset because their home sold quickly.  Remember, when you hire a real estate agent to sell your Brevard County Florida home you are hiring them for their knowledge and expertise - not how long it will take to sell your house!

    Buying a house…In Six Easy Steps!

    The process of purchasing a new house or condo is not what I would call easy but with the right steps done in the right order it can be smooth. 

    Here is a quick summary…
    1. Get a mortgage pre-approval. This is not just an online application that gives you a pre-qualification but rather a real application.  In Brevard County Florida call one of the local mortgage folks like Joe Harris of Morgan Financial.
    2. Find a local knowledgeable real estate agent. [No shameless plug here…call me for Viera, Suntree, Rockledge, Cocoa Beach….]
    3. Find house and get offer accepted.
    4. Have inspections done.
    5. Close the transaction.
    6. Move in.
    There are lots of details involved in the process but working with a good real estate agent and the right lender will make this smooth!

    Short Sale Real Estate In Brevard County Florida – Inventory Remains High as 90 Properties Close in March 2010

    Real estate closings in the Brevard County Florida short sale market almost reached the 100 mark in March 2010 by closing 90 deals!  Those 90 units (includes single family houses, condos and town houses) represent only about 13% of the total units sold during March.

    With slightly over 1,000 units still active in the MLS system (761 are single family houses) and another 800+ in a pending sale status, the short sale market will continue to pressure the “regular” sales market for some time to come.

    The government announced yesterday some streamlined procedures (HAFA) for lenders regarding shorts ales so hopefully this will move the lenders forward in deciding to accept or reject short sale offers.  In its current form short sales may take from three months to a year to get closed! 

    The Viera, Rockledge, Suntree and Pineda areas of Brevard County represent about 24 of the short sales that closed in March. With 116 active short sale listings in the Viera, Rockledge, Suntree and Pineda areas there are still plenty of short sale opportunities in some of central Brevard’s most popular areas!

    You Do Not Need to Make Repairs to Sell Your House…

    No place is it written that you, as a seller of your Viera or Suntree (Melbourne) Florida house, must make any repairs in order to sell your house.
     
    Sometimes a seller just wants to move on to the next chapter of their life.  Siblings may be selling an “estate” which is common in our area as folks do move here for their retirement years.  Many sellers live out of state and just need a buyer. Some sellers may not have the financial resources to sink money into repairs.

    Still there are things you can do without a lot of expense to make your house more appealing to prospective buyers. Your real estate agent will be happy (or should be) to make some suggestions.  As the seller, you decide how much you want to do to prepare a house for the market.

    Getting the best price for you property's condition and location is the best any real estate agent can do!

    Bayhill Subdivision in Viera Florida – Market Report April 2010

    About six months ago I sold a home in the Bayhill subdivision of Viera East.  It was on the market for a long time.  All the buyer prospects said it was the noise – the lack of a sound barrier because the development backed to Interstate 95. 

    Since then the sound wall has been built!

    Since January there have been two properties sold in the Bayhill subdivision.  One sold for $145,000 (1,902 sq ft) and the other for $140,000 (1,600 sq ft).

    As April 2010 begins there are eight single family homes for sale with four of these being short sales.  Prices range from $139,900 to $216,000.

    [Interesting that these two properties are the smallest of the active listings (just over 1500 sq ft) and the same floor plan.  Can there be $76,000 difference in the same house in the same neighborhood?]

    Charolais Estates and Ravencliffe Subdivisons - Market Report April 2010

    As tax day approaches there is still time to get that home under contract to take advantage of the Home Buyer Tax Credit.  Here are a few homes in Viera Florida's gated communities of Ravencliffe and Charolais Estates that would make fine choices.

    There are currently four properties for sale in the Charolais Estates subdivision. With prices ranging from $479,900 to $1,090,000,  these listings represent large homes with 3 car garages , tile roofs and sq ft under air of 3,500-4,500.  These executive homes await the choosiest of buyers lokking to relocate to Viera! 

    Currently there are four short sale properties within Charolais Estates that are under contract in the $360-685K price range.  To see what has sold in Charolais Estates in 2010 see this article.

    The gated subdivision of Ravencliffe features smaller homes than Charolais Estates.  As of April 5, 2010, there are four homes on the market in Ravencliffe in Viera. 

    These homes are priced in the low $400,000 to high $500,000 range and have about 2,500-3,500 sq ft under air conditioning.  At this time there is only one home under contract in Ravencliffe - a short sale listed at $349,000.  To see what has sold in Ravencliffe subdivision this year, see this post.

    Charolais Estates and Ravencliffe Subdivisions - Properties Sold in 2010

    While working on a short note on Charolais Estate and Ravencliffe subdivisions' market activity for last month I thought it would be interesting to see what has actually sold in 2010.  [These addresses and prices were extracted from data otained in the Brevard MLS system.]

    Charolais Estates (located in Viera, west of I-95)
    • 5134 Limousin Ct - 3,539 sq ft, 5 bedroom, 3 bath, private pool, 3 car garage. List price: $520,000, Sold price: $520,000
    • 5135 Limousin Ct - 2,896 sq ft, 4 bedroom, 3 bath, private pool, 3 car garage, short sale. List price:  $499,000, Sold price: $422,500
    Ravencliffe (located in Viera, west of I-95)
    • 3320 Gatlin Dr - 2,389 sq ft, 4 bedroom, 2 bath, 3 car garage, private pool, short sale. List price $387,000, Sold price $300,000
    • 3281 Gatlin Dr - 2,076 sq ft, 3 bedroom, 2 bath, 2 car garage. List price $299,900, Sold price $279,000
    • 3650 Gatlin Dr - 2,165 sq ft, 3 bedroom, 2 bath, 2 car garage, private pool.  List price $310,000, Sold price $310,000
    Both of these subdivisions are in an excellent location as well being gated developments. Ravencliffe homes are smaller, do not have tile roofs (significantly higher than the asphalt shingle roof), and are on smaller lots.

    It is always good to know what has sold recently when shopping for a home or considering placing your home on the market.  The "sold price" is the market price. Do not confuse that with the "list price" which in reality is the "hope to get price!"

    Phillips Landing Rockledge Florida - What Sold, Is Under Contract and Did Not Sell in March 2010

    Phillips Landing in Rockledge is located near excellent schools, shopping, major transportation routes, golfing as well as within an easy commute to Orlando and Melbourne. 

    As of today (April 4) there are five active listings in Phillips Landing. Two are short sales priced at $134,900 and $175,000.

    In March 2010 there were five properties that closed in Phillips Landing. Three of these were short sales that sold for $145,000 to $192,000. 

    Over the past year there have been many short sale properties on the market in Phillips Landing.  This is really evident when you consider that as of today there are 8 properties under contract in Phillips Landing with  six of these being short salesOne thing about short sales -you never know when (or if) they will close!  

    If a new construction home is a consideration there is still new construction available in Phillips Landing. 
    Remember take your real estate agent with you when you go to a model home…be represented by your real estate agent – not the builder's representative!

    55+ Communities In Viera Florida – What is For Sale Now and Sold in March 2010

    Viera Florida offers several dwelling style choices within its 55+ developments, Heritage Isle and Grand Isle. [I do not include Indian River Colony Club here as it is a resident owned community and is therefore structured completely differently.]  

    From the condos at Heritage Isle to the single family homes of Grand Isle and Heritage Isle, there is plenty to choose from!

    As we enter April here is a summary of March 2010 real estate activity for Heritage Isle and Grand Isle in Viera Florida.   During March there were four houses sold in Heritage Isle with sales prices averaging about $218,000. 

    As of April 2, 2010 there are 27 single family houses for sale in Heritage Isle with list prices from the low $120,000s up to $375,000.  There is a great deal of difference in these units as they vary from the patio style home (either 2 or 4 units per building) with a single garage to the 3 car garage manor style homes!

    In the smaller development of Grand Isle there were no sales recorded as of yet during March.  At this time there are 9 properties for sale in Grand Isle with prices ranging from $160K to about $330K.

    If a condo is your choice, then Heritage Isle has condos on the market (9 of them, all 2 bedroom, 2 bath) priced from $120,000 to $160,000.

    The Ventura at Turtle Creek - Gated Condo Community in Rockledge Florida

    The Ventura at Turtle Creek offers gated condo living in Rockledge Florida that is affordable, convenient to Orlando Florida as well as to the beaches, and borders one of the nicest golf courses in the area!
