Advice or Corroboration? What is the role of your real estate agent or Realtor?

When one goes to an attorney they usually have an issue that requires advice or need assistance with a process.  When one hires a CPA or accountant they usually have a process that requires assistance or are in need of advice as well.

When one hires a real estate agent or Realtor to sell their house or condo, what are they seeking?

I think many sellers enter the process with an open mind, ready to evaluate and act on the advice of their real estate professional.  They are seeking expert advice and that is what their real estate agent should provide.  It is the Realtor's fiduciary responsibility.

On the other hand, it is often a case where the sellers already have their mind made up about the selling price and the process.  They are looking for an agent of corroboration.  They are in need of validation.

Validation is not a bad thing provided the sellers (and buyers) have a realistic understanding  of the real estate market.
