Chelsea Park Subdivision Rockledge Florida – Big Houses + Big Lots = Big Deals

Rockledge, Florida’s Chelsea Park subdivision provides home owners with larger homes on larger lots – no zero lot line parcels here. Conveniently located near I-95 and US 1, Chelsea Park provides commuters easy access to major employers in Melbourne and Orlando (45 miles). 

As I was driving by the subdivision on my way to get a haircut this morning I took a quick spin through the neighborhood.  There are some real estate signs up but not anywhere the number some of the nearby neighborhoods boast. I guess this is indeed a good sign!

A check of the MLS reveals 7 active listings within the Chelsea Park development. These homes are mostly 2,400 – 3,000+ sq ft living area on almost a quarter acre lot.  

There is only a single short sale – a small (2,100 sq ft) 3 bedroom 2 bath home listed for $191,000.  The other properties are priced from $209,000 to $319,000 (most are $220-240K range).

There are several homes under contract at this time. One of these is a 3,400+ sq ft, 6 bedroom 3 bath house listed for $245,000.  Two homes sold in April 2010, a short sale for $175,000 and a standard sale that sold for $259,000.  

[The higher priced house did have a 3 car garage, an in ground pool and was 6 years newer.]
