Don't Let TMC Stop Your House From Selling [And other barriers to selling in a buyer's market]

While speaking with someone a few days ago about sellng their house in Rockledge, Florida I advised they go forward with the preparations now so we can move on it when the time comes.

My advice for the initial preparation was a simple thing, just de-clutter, de-personalize, or however one may word it.  There was just too much "stuff" (or as I would like to say but don't usually voice "Too Much Crap!")

There are a few other things besides the wrong price that can derail your house or condo sale.

Things such as:
  • Agent to accompany appointment required.  I saw this in an MLS entry for a $200,000 house. As a buyer's agent I would steer away from this property. Buyers want to look at a property in an atmosphere of privacy! Having the listing agent present is a big negative! 
  • (A) Shown by appt. only (B) Easy to show but need two hour notice please (C) 24 hour notice appreciated (D) No Showings on weekends. These are all variations of the same theme - limited access.  Buyers very often have limited schedules as well. Sometimes, such as in our central Florida area, they are in town for a short period on a relocation/house hunting trip. These may just be have been your buyers!
Selling your house in the current market of excess inventory, plentiful short sales, and REO/bank owned foreclosures requires sellers to do all they can to get buyer prospects inside.  And sometimes they maybe inconvenient!  I guess this is the Inconvenient Truth!
