When selling your house, be it in Viera or Suntree (Melbourne, Florida) or even a small town like Palatka, Florida, it is critical that the tools be matched to the property.
To effectively market your house or condo, your real estate agent (and you, the seller) must understand who your most probable buyer will be. Your buyers may be retirees, outdoor enthusiasts, golfers, young families, first time home buyers, or whatever.
If you live in a small, rural area then the local newspaper or real estate magazine maybe the right medium. If you are marketing to those relocating from out of the area then the MLS with an intense Internet campaign may be the appropriate direction.
Still, if your property and neighborhood are popular with buyers who use the "drive by" method, then an open house - properly staged - may be the right tool.
Selling a house is not rocket science but it does require one to use the most effective (including cost effective) tools available.
And the key to it all is to know who is your most probable buyer and market to them.
