Short Sales in Brevard County, Florida in April 2010 - The Short Version....

The Brevard County Florida real estate market still has its share of short sale properties on the market.  This post is limited to residential properties (single family units,manufactured homes, half duplex units).

As May 2010 starts there are 1,079 active residential short sale listings in the entire county. That represents about  23% of all active listings! 

During April 2010 there were 87 short sale listings that closed with an average selling price of $135,273 (average 146 days on the market). Selling prices ranged from $28,000 to $525,000.

A few other little details...
  • Suntree, Viera and Rockledge area: 108 active short sale listings,14 sold in April
  • Palm Bay (south Brevard) area: 400+ active short sale listings, 30 sold in April 2010
  • Pineda/Lake Washington/Palm Shores area: 54 active listings with 4 sold in April 2010 
Short sale listings are moving but not as rapidly as they need to for buyers who have firm time lines. Although the new HAFA program went into effect on April 2010, its goal of speeding the short sale process is still an unknown.
