I was looking over the homes listed for sale in Charolais Estates in Viera (Melbourne, Florida) this morning and noticed the differences in listing prices ($600,000!). With the average selling price in Viera being the the $230,000 "ballpark" this is quite a spread in prices.
Key Point: When working with buyers I always urge consideration of a purchase price in the middle range of the prices (and size) of homes in the neighborhood.
Having the largest home in any neighborhood diminishes your prospects for property appreciation when you sell in the future.
Charolais Estates is a gated community located west of I-95 in Brevard County Florida’s Viera planned unit development. These homes are all located on larger lots, typically have at least a 3-car garage, tile roofs and private pools (most).
Charolais Estates homes are custom built and extremely nice!
Key Point: There are subdivisions in Viera that will fit every budget with prices from the mid-$100s to millions!
The five active listings are priced from $455,900 to $1,090,000. These executive homes range in size from 3,064 sq ft under air to 4,467 sq ft (4 bedroom, 4 bath). There are a couple of short sales under contract in Charolais Estates at this time but no active short sale listings on the market.
