Buyers must be Sold - Not Told!

In this market buyers need to be sold.   It was 30 months ago that I wrote -

"In a sellers market buyers were plentiful. Now, selling a home in a buyer's market takes know-how and getting that know-how from lots of available books and implementing the process successfully is a lot more challenging."

Those words are as true today as they were in 2008!

Words like "must see," "many upgrades,"and "better than new" sound good.  There are hundreds of descriptive phrases to use when promoting your house or condo.    Also, any Realtor worth their salt will tell you there is much more to marketing a property in today's environment than just creating a pretty brochure, MLS entry, or web log article!

Your property must "show" good (interior and exterior!), be offered at a competitive (realistic) price and be easily accessible (not 24 hour notice required!)  for showing appointments.  These will sell your house.  By the way, your marketing materials must match your property.
