As of today I see there are no short sales active in Phillips Landing although there are five under contract and awaiting a decision (or closing).

New construction homes in Phillips Landing are priced competitively with the market although new will almost always be more than the resale with similar characteristics. Also, buyers, remember, take your real estate agent with you when you visit any model homes. The sale agent in the builder model represents the seller – not you!
There are nine houses for sale in Phillips Landing as of today. Of these eight were built (or to be built) in 2010. There is only one REO/foreclosure listed at $134,900. Sizes of these houses range from almost 1,600 sq ft to over 2,400 sq ft.
