If your home is an executive home (like Summer Lakes in Viera) with prospective buyers coming from the professional occupations (physician, attorney, etc), then your chances of having a showings on weekdays is very likely.
If your target buyer is someone who works during the days, then expect late afternoon or more likely weekend showings. If your buyer pool includes retirees and second home buyers, your buyer prospects may call at any time! If your buyer pool includes young families, expect Saturdays and Sundays!
Key point: Restrictive access should not be a barrier to selling your house or condo.
I recommend a "home showing" - whenever possible and reasonable" policy. If a buyer can't see it, you can't sell it! Avoid 24 hour notice requirements as well as "agent must be present" restrictions.
Buyers, on the other hand, must be considerate. The expectation they can drop by unannounced or on 10 minute notice is completely out of line and disrespectful of a seller.
Selling a house in Viera in this market means you have lots of competition. Don't let the inability to be viewed be a barrier to selling your Viera house.
