Does Your House Have A “Sell By” Date?

Selling your house is usually motivated by some life change.  Perhaps a change in employment, need for a larger house, downsizing, a death in the family,a change in financial circumstances.  Rarely does someone just out of the blue decide to sell their house.

If you are selling and have an imposed schedule perhaps you should establish a “Sell By” date just as that milk carton has a “Use By” date.

In establish a "sell by" date I would recommend that at the time of listing you:

• Establish an acceptable sales price at the outset, 
• Understand closings typically take a month although a cash deal can be done in days,
• Base the starting list price on the acceptable selling price with "wiggle" room (negotiate),
• Set a date to review the marketing if limited activity (don't wait too long),
• Modify the price if necessary to get the offer you need. 

If your schedule is not flexible then it is imperative that the "sell by" approach be applied.  The fact is anyone selling in Brevard County Florida should approach the process as if there were a "sell by" date!
