If the listing real estate agent and homeowner have not priced the property appropriately, gotten the paper work ready for the bank, lined up the appropriate representation (title company, attorney) as well as have a legitimate hardship, the system is not in place.
Assuming the seller has done their homework mentioned in the previous paragraph, I believe one of the keys to purchasing a short sale is making a reasonable offer. Actually, I think that is key to successfully purchasing anything.
A reasonable offer is one that will, although not accepted , get the negotiations started.
Seems easy, right?
Short sales can be a challenge to close. Some never make it to closing because an offer never comes because the property is just not desirable due to condition or location. Some never close because the negotiations broke down. Some because the lender's foreclosure department did not know the short sale department had a contract and was in negotiations.
