I may give a discount but not to get a listing!

I may give a discount but not to get a listing!   I may give a discount because I know the listing will be a smooth process with cooperative sellers who understand the process and the market.

Why shouldn't a seller be rewarded for working with me.

On the other hand there are listing appointments I go to and once arriving hope I don't get chosen!  In those cases I end up turning the opportunity down or referring to another qualified agent.

Sometimes there are those clues that the relationship will not be mutually rewarding such as:
  1. Insistence on pricing well above the market. 
  2. Failure to cooperate with showings [owner must be present, real estate agent must accompany, etc] 
  3. Insistence on me reducing my professional fee (the secret is in paragraph one!)
 Yes, I lose listings but I don't want every listing opportunity!  You see, about seven years ago I took on every listing and buyer that came along.  There were some rough transactions and I am sure I got on my client's nerves just as much.  Experience is a great teacher!
