Viera (Melbourne) Florida: The Two Faces (Markets) – East and West of I-95

Anyone who has been to Viera, Florida knows that Interstate 95 runs through the center of the Viera area. This major divider was an inconvenience for about ten years but with the flyover now in the center of Viera connecting east and west it is less of a challenge to get from one side to the other.  Of course there never really was much of a challenge, maybe an extra five minute drive on non-congested roads.

The areas of Viera located east of the interstate are considered “old” as they were built from the early 1990s although new construction is still underway.

The areas of Viera west of I-95 are “new” with construction beginning about 2004 and continuing today.   It is home to the Washington National’s Spring Training facilities, the new Viera Hospital, The Avenues Shopping Mall and several county government buildings as well as the new Viera High School.

Looking at last month’s residential sales (single family homes) in Viera reveals a tale of two different markets.

  1. Number of Sales:  East 22, West 11 
  2. Average Sales Price:  East $176,395, West $260,363 
  3. Average Days on Market:  East 107, West 95 
  4. Short Sales Closed:  East 5 West 4 
  5. Average Short Sale Selling Price:  East $163,000, West $319,750

Regardless of your budget there are homes for sale in both east and west Viera that deserve a look!
