Home Seller Tip: “A Teachable Moment”– So Cliché? Maybe Not…

I was speaking with a real estate agent a few days ago who had a real dilemma.  She had listed a Viera, Florida home a day earlier and had seven showings on day one.   Further, she had two offers by the morning of day two.

Her dilemma?  She wondered how she would explain the activity and offers after one day when the average days on market here is about 120 days!  She was really questioning herself and wondered if she had miscalculated the list price although she had “done the comps” several times.

My thought. in the words of so many politicians these days  – a great teachable moment! 

As I see it…

You can never price too low as a seller is never required to sign or accept any offer!

Further, there is no reason why a home in Viera, Florida that is appropriately priced and staged will not generate a lot of activity in the first day!

I checked today and this house is indeed under contract (meaning the offer was reasonable!). 

This is indeed a teachable moment - a lesson others wishing to sell their Brevard County home should learn from!
