Home Seller Tip: Will FSBOs go the way of the dinosaur?

It seems that a few years ago in Brevard County when the market was booming anyone could sell a house without a real estate agent (for sale by owner).

It was not uncommon to drive through a neighborhood in Viera and see a half dozen FSBO signs  up and people looking!

That was then.  Even though being a FSBO was a challenge then I think the number of successes was somewhere around 15%.

Now its different.

In 2009 the number of successful FSBO was about 13%.   According to the National Association of Realtors®, in 2010 the number dropped again to 11%.

These numbers tell an important story – selling your home in a buyer’s market is a challenge that most are deciding to leave to a professional.

Selling yourself does not guarantee success, a better price (including recouping the five or six percent you will pay when hiring a real estate professional).

In this real estate environment there are two things that should not happen:
  1. Sellers trying to go it alone. 
  2. Buyers trying to go it alone – even with new construction.  Buyers need to realize the seller pays their real estate agent’s fee.

If you are considering selling your home, hire a local real estate agent. If you are considering buying, hire a local real estate professional.
