In the current Brevard County, Florida real estate market there are not as many properties on the market as there was 3 years ago - about 4,400 now, about 8,000+ then. That is a good thing as many of the “looking for a bigger sucker” types have already left the market.
I believe, for the most part in the Brevard County market, what you have left are the serious sellers - including new construction.
As I reviewed the new home listings in Rockledge, Viera and Suntree (Melbourne), Florida this morning I easily recognized the few that are “testing the waters” as well as the realistic –motivated-reasonable sellers.
As a buyer when you do find the property you want to buy it will likely be one of these sellers.
If you decide to make an offer on a property listed by a realistic-motivated-reasonable seller, remember
- People, including sellers, do not like being backed into a corner with a take it or leave it offer.
- Make the offer one you can all “talk about” – negotiate, that is. After all, a good offer is one that does not alienate the seller.
- Come in strong with a reasonable escrow amount, a realistic closing time (30 days), not a lot of contingencies other than inspection and financing, and have a pre-approval letter from your (local) lender.
