Home Seller Tip: When you are ready to sell, jump into the process with both feet!

How long is “too long?"  How does a seller know when a listing needs to be withdrawn?  

Sellers list homes to get exposure, get an offer and close a transaction. 

So why would a seller let a property just blend into the environment never to be noticed?  It happens.

Key point:  Buyers always ask how long a property has been on the market.

Why?

Because if it has been more than several months they begin to think overpriced or that kiss of death "what is wrong?"

Real estate agents and sellers must work together to manage the listing - either do all that is possible to attract a serious offer or remove it, even temporarily, from the market.

Sometimes a seller is just not motivated but the agent is content to leave their sign out front to capture leads from phone calls.

Sometimes sellers figure eventually someone will come along.
 
In the Brevard County Florida MLS there are over 325 single family homes that have been on the market more than 425 days.  To put this in perspective, these properties were listed before January 1, 2010.
