Selling your Viera home without using the MLS to manipulate buyers.

Real estate agents do lots of things to bring attention to their listings.  After all, sellers hire a Viera Realtor® (or any other place) to market their home - successfully!

If your Viera home is not selling  I recommend you take a serious look at your home's list price, condition (including curb appeal), and how accessible it is for showings.

Some of the techniques I do not recommend:
  1. Withdraw your listing and then re-enter it to make it show up as a new listing.  This may give the impression the listing is new but a buyer's agent can determine the listing history anyway - thus the buyers know!
  2. Change the price but not change the price so it shows up as a change. This is a sign that someone is grasping for anything!
  3. Make a minimal incremental change in the price like $100 on a $300,000 home. Real change indicates real motivation.
  4. Play switch-eroo with the price - reduce $100 today, raise $100 tomorrow so it shows up as a change!
