Short Sales and Marathons….
As we get older most of us learn that the excitement of the start is tremendous but it often takes a lot more drive to accomplish most things in life.
Such is the case when a short sale is your target - either as a seller or a buyer!
I had a short sale listing in Viera. A nice home, priced attractively. We had a contract negotiated and in place in November 2010. We finally closed the transaction on March 4, 2011. Near the end there was lots of stress from the buyer's agent. His clients were getting antsy. They wanted to either close or move on to something else! He took the heat and made it to closing!
I am working with out of state buyers who are purchasing a short sale as a second home (ideal purchasers as they have no rigid time line). Still I know they were getting anxious as the months dragged by slowly. Although I always urge the same thing - patience I understand waiting can be stressful - period! We (finally) did get an approval by the lender so we are moving forward - patience pays!
Whether you are a buyer or seller, if a short sale is part of the equation, be prepared for the marathon.
