Last month I reported that real estate activity in Grand Isle, one of Viera’s premier 55+ communities, had taken off. It looked as if the inventory would be cleared out in no time.
Then in June 2011, nothing sells, nothing goes under contract.
I must admit the five closings in May 2011 was a lot of activity in a development with tremendous competition from the other 55+ community in Viera – Heritage Isle (named one of the top master planned communities of 2011)
So, as July melts away in the warm central Florida sun, there are nine homes for sale in Grand Isle.
The smallest (and lowest priced) single family house is a two bedroom two bath single family unit listed at $159,000. The next lowest priced home for sale in Grand Isle is a large 3/2/2 with 2011 sq.ft. listed for $179,000.

Among the nine active listings there is one short sale (the highest priced unit) listed at $260,000.
Most homes in Grand Isle are listed in the $200,000 to $235,000 range – reasonable for a gated community with all the amenities offered in Grand Isle (pool, club house, fitness center, social groups, tennis and more).
