Fairway Lakes in Viera– What is selling (and not selling) in July 2011

Fairway Lakes, one of the most desirable gated communities in Viera (Melbourne, Florida), offers buyers plenty of attractive choices.  Although there are only six active listings as July 2011 comes to an end, among these are plenty choices.

For example, the size varies from 2,773 sq.ft. under air listed for $485,000 to a very large 4,049 sq.ft. home listed for $749,000.   Prices vary from $360,000 to $749,000.   Among the six there are two short sales as well.  There are single story as well as two story homes.  Some are on the water while some have views of the neighboring Duran Golf Course.  Three of the active listings are priced below $500,000 with one being the short sale at $360,000.

There were two closings in July 2011.  A new construction home located at 3118 Lamanga Drive sold for $496,395.  A nice price for a five bedroom four and half bath, 3,400+ sq.ft.  home on the golf course!

The other property selling in July was a 4,091 sq.ft. five bedroom five bath with a three car garage and pool located at 3052 Tryall Court which sold for $600,000.
