If your listing expired it must have been just another “also-ran”

How many of the listings that expired yesterday could be classified as “also-ran?”
In Brevard County, Florida the number of expired listings on July 12, 2011 was only nineteen but still they did not sell!

Most of us know what an “also-ran” is considered to be.  Horse racing is full of four legged also- ran and runner ups (just the first place “also-ran").  All participated but few win or place.

What makes a home an "also-ran?"

The most likely culprit - price.  Pricing is not a secret.

I recently read a CNN article on how to sell your house faster in a tough market.  Check it out.  A key point this article points out is carrying cost - the cost of holding that house another three or four months.  This is a legitimate consideration.

There are many other contributing causes to creating an "also-ran."  Preparation, accessibility, a willingness to negotiate and several others.
