Many of the neighborhoods in Viera Florida consist of single developer tract homes with similar floor plans and materials with some variation in front elevation.
These homes are often referred to as zero lot line, cookie cutter houses and are usually less expensive to construct than custom (or semi-custom) built homes which results in lower new home selling prices.
And when it comes time to sell, the challenge is to communicate the differences to buyers so they understand - a custom/semi-custom home is going to cost more as a resale as well!
There are several high quality custom and semi-custom builders who have built in the Viera area. Buyers will likely not realize these custom built homes early on unless a differentiation is made in the MLS narrative.
However these homes built builders like Christopher Burton Homes, Tradewind Builders, Burgoon-Berger, Joyal Homes, Scalero Associates, Stanley Homes, Arthur Rutenberg and several others, will be noticeably different once you enter them.
I am not an advocate of buying the most expensive home in a neighborhood.
However, in Viera Florida a custom built home, perhaps one that began its life as a builder's model home, may offer what a buyer is looking for and be the highest priced home.
