Home Seller Tip: Can days on the market work against you (and possibly for the buyer)?

Many buyers will look at how long a house has been on the market to try and make a few generalizations about the property and the seller.

Although generalizations are rarely a good thing buyers (and their real estate agent) consider the days on the market as a reflection of a home's.......
  1. General condition.  In a buyer's market homes need to be ready for the competition.  If it is not a new home I recommend a pre-listing home inspection
  2. Price relative to the neighborhood.  If a home is on the market very long, it is probably a pricing issue.  Price is one of the key components to the selling your house.  
  3. Seller's willingness to negotiateNegotiation requires communication.
  4. Seller's real motivation (or lack there of).   Ultimately, in all real estate transactions, it comes down to motivation - buyer and seller.
