Home Sellers: Know Your “Real” Competition

They always ask the question.  Most of the time they already have their own answer to the question.  And the question is...“How much can I get?

Of course my initial response to the question is is pose this question to the seller candidate... “How much do you think your home is worth?”

At this point many sellers will list the reasons why their home will be the best on the market.  I think it is very important to find out what a seller believes their home’s greatest asset.  These are key points for consideration during marketing.

But ultimately an owner can only get what the market thinks their home is worth.

Pricing a home to sell involves knowing who the real competition is - not just what is for sale!

By competition I mean under contract and selling.   There can be many similar homes on the market but if they are not selling there is a problem.

Pricing a home to be competitive with homes that are sitting and not selling is not a strategy but rather a recipe for disappointment.
