Specifically, the August 2011 condo and town home sales in Viera and Suntree were:

• Properties sold – 19
• Average Days on Market – 132
• Average Selling Price – $98,305
• Average Listing Price – $105,389
• Median Listing Price – $110,000
• Average Listing Price – $105,750

Of these, six were short sales.

The short sales sold for an average price of $88,333 – about  $15,000 less than the average non-short sale – and were on the market an average of 253 days.
