One thing I have noticed through the years of working with buyers and sellers in Viera, Florida – the builder makes a big difference in what you will find inside – even in the same neighborhood.
When shopping for a new home in Viera there are many of the developments where multiple builders have (are) participating in the construction. Unlike the "cookie cutter" developments this is especially true in the developments with higher end custom homes like Wyndham at Duran, Fairway Lakes at Viera, Charolais Estates, and similar subdivisions.
The same holds true for some of the new construction Viera East communities like Capron Ridge as well as some of the older communities in Viera East.
Knowing who the builder was (or is) can sometimes explain a big difference in listing price that otherwise baffles buyer prospects.
And sometimes if a home was initially built as a model home or for some other “special” construction event like Parade of Homes you will find a lot of unexpected bells and whistles.
