The below statistics represent the October 2011 Condo and townhouse sales in Brevard County, Florida as of October 31, 2011.

These are early numbers and will likely change somewhat over the next week or so but should not change significantly.

Brevard County Florida Residential Sales October 2011–The Early Report

This is the Halloween Report for Brevard County Florida residential real estate.  The below number represent residential properties closed in October 2011 in Brevard County, Florida.
  • Number of Residential Properties Sold – 439
  • Average Selling Price – $148,256
  • Average Listing Price – $158,734
  • Median Selling Price – $110,000 
  • Average Days on market – 97 
  • List to Sell Ratio – 93%
These are preliminary numbers and will likely change somewhat over the next few days as end of the month sales are entered into the MLS system.





Selling Your Home: Do it the retail way...

No one wants to be told that their home is worth only $XXX,000. That is a fact of life in real estate.  Another fact of life in real estate is "the market (buyer) sets the real price of a home." 

Still, that does not mean a seller must put a clearance price on their house. 

If you go into very many stores at the mall you will find the clearance racks get a lot of activity especially at the end of the season.

But....not every shopper is looking at the clearance priced stuff exclusively.

While it is true you will always find people who only shop clearance prices but there are many others who will evaluate what is on the clearance rack and then compare the options elsewhere.

An they may just prefer the regular item if the price has been reduced a bit (competitive) to make it even more attractive because the fit is better or the style is more suited to their taste.

Retailers understand that concept.

Home sellers must as well.  It is simple.
  • Price it attractively.
  • Promote its style and fit.
If the above is done right, the buyer will see why your home is a better choice than the clearance priced short sale around the corner.

Home Prices Expected to fall another 3.6% by June...What is a seller to do?.

According to a report issued by Fiserv, a financial analytics company, home values are projected to fall another 3.6% by next June.

One of the points made in the report is that with foreclosures being pushed a bit faster through the process more foreclosures will hit the streets further eroding prices.

More good news - default notices were recently up by 14% as was foreclosure filings.

So what is a seller to do?   If you do indeed believe the report and expect further declines – price competitively now.

If one is considering selling (needs to sell), waiting until the holidays are over does not sound like a good choice.

The Condo Market in Zip Code 32940 (Suntree and Viera Florida)

If you are looking to purchase a condo in Viera or Suntree (Melbourne, Florida) you have plenty of options.  As of today there are 24 condo units for sale in zip code 32940.

List prices range from $48,000 for a 1/1 in Three Fountains of Viera to $209,500 for a 3/2 also in Three Fountains of Viera.

Most of the condos for sale in Viera and Suntree are concentrated in just a handful of communities.

The very popular  55+ community of Heritage Isle has the most active properties with nine active listings.

Three Fountains of Viera  has five listings and the Lakes at Viera East  has active four listings.  One of my favorite, centrally located condo communities -  Carriage Park has three units for sale.

Ten of the 24 listings are short sales with at least one short sale in every community. 

Monthly condo dues in these communities vary greatly with Heritage Isle condo fees being about $450 a month (highest), The Lakes at Viera East ($322/month), Cypress Cove ($314/month), Carriage Park ($252/month).  The stated fees are estimates based on the MLS entry.  I have found many times sellers are unsure of what they are actually paying.

Most condo fees cover the obvious things like insurance, lawn care, pool maintenance, common area taxes and trash.  And then others include things like cable TV, water/sewer, trash, fitness center/clubhouse, tennis courts, etc.

One thing about condo fees - they are not set forever.

Rockledge Florida Real Estate–Not a lot of homes on the market but this one is the best deal in Rockledge!

There are not a lot of homes on the market in Rockledge, Florida if you are looking for something built after the mid 1990s.   Of the 104 active single family home listings there are only about 40 homes built after 1995.

But the good news is what is available is affordably priced!

There is not one single subdivision that is overflowing with listings with possibly the exception being Westwood subdivision Westwood is a newer subdivision consisting of a single street so with six homes on the market (mostly in the mid-$200,000s) it offers more choice.

Here is a quick summary of some of the popular subdivisions within Rockledge offering these newer homes.
  • Augusta Trace – Only one property still active.
  • Chelsea Park – Everything is under contract except for one property.
  • Plantation Point – Last two homes listed are now under contract.
  • Ashwood Lakes – Only two listings remain active.
  • Ventana – Only two listings remain active.
  • Enclave – Three active listings – all short sales under $200,000
  • St. Michel Village – Only one active listing but possibly the best deal on a 2000 built 3/2/2 home in Rockledge at $99,000 (short sale). Email me for info.

Brevard County Florida Real Estate: Is a short sale the right path for you?

Short sales are common these days in Brevard County, Florida.  Home owners who find themselves facing hardships with no hope of being able to sell for what they owe on their home have several options available with the short sale being one of the best.

Huntington Lakes in Rockledge Florida–Newer Homes at Affordable Prices

I just noticed a real estate agent in our office just listed a home for sale in Rockledge, Florida’s Huntington Lakes development.

This bank approved short sale is a  2004 built four bedroom two bath with a two car garage at 1178 Bolle Circle listed for $120,000.  This open floor plan has a separate living room and study/dining room.  With 1,772 square feet under air this is a good deal (less than $68 a sq.ft.)!

Huntington Lakes is located in central Rockledge near excellent schools, parks, shopping and Wuesthoff Hospital within a couple of miles.  Access to the beaches, Patrick Air Force Base and major routes (I-95, US1), and Viera make this a choice location.  For commuters, Orlando is only 45 minutes away!

There is only one other home on the market in Huntington Lakes - a 3/2/2 listed at $185,000.  Seems high for a neighborhood where there are two short sales under contract (both four bedroom three bath homes with about 2764 sq.ft under air)  at this time and only two sold properties since June 1,2011. 

The two homes that sold in August and September were both short sales with 1,890 sq.ft. under air and sold for $137,500 and $124,900.  These selling prices make the $120,000 short sale listing very attractive!

The below sales figures and statistics represent closed transactions through September 30, 2011.
  • Residential sales up 11% over first 9 months of 2010
  • September 2011 residential sales were down 15% from September 2010 sales
  • 54% of residential properties sold this year were three bedroom units (no surprise here!)
  • 77% of properties purchased had 2 bathrooms
  • Almost 25% of residential sales this year were financed with conventional loans
  • 6% of buyers used VA loans for residential purchases
  • 53% of residential buyers paid with cash so far this year
  • 17% of all residential sales have been for less than $50,000
  • Only 8% of residential properties sold for more than $300,000
  • Condos sold this year up 21% over last year (1,144 vs. 943)
  • 32% of condos sold so far had selling price below $50,000
  • Less than 6% of condos sold had selling price above $350,000
  • 50% of condos sold for less than $100,000

How much are property taxes in Brevard County, Florida? Florida TaxWatch Analysis

An excellent article in today’s Florida Today newspaper provides answers to many of the questions I receive from people who are considering buying a home in Brevard County. 
Such as..
  • Overall the taxes collected in Brevard County is number 35 of 37 counties.
  • $973 – the amount in property taxes for each person collected by County, Public Schools and municipalities (average statewide was $1,360).
  • Average property tax rate of $18.18 per $1,000 taxable value (state average $19.01).
  • Property tax growth 2000-2010 was 54% (67% state average).
  • Brevard County ranks 10th in population (543,376).
  • Brevard County is one of eight counties that does not collect an optional sales tax or additional gas taxes to add revenue.

I frequently tell people "a good deal is not necessarily a steal" but they must still be convinced!

There are 45 single family homes in Brevard County that were listed on or after September 1, 2011 and have already closed by October 25, 2011 - less than 60 days!  These are not just lower priced homes as the top sales was above  $400,000.

Condos are selling as well.  There have been 12 condos sold in Brevard County that were listed after September 1, 2011.

So when you hear someone say real estate is not selling Brveard County, Florida, know that they statment is not completely accurate.   A better statement is....

Real estate is selling in Brevard County if you price it appropriately.

Selling Your Brevard County Florida Home: The Secret in less than a minute..the Ps and No Qs!

Too many home sellers price in the rear view mirror. Set a price, reduce later, get frustrated, reduce again...repeat ad nauseam!   Just take a look at the number of price changes every day in the Brevard MLS!

Here is the secret....

  1. Plan.  Selling does not just happen. It is a planned event. Start by hiring a good local expert. (In Viera, Rockledge and Suntree, that is me!)  
  2. Price.   A motivated seller will price somewhere between what has sold recently and the lowest priced comparables Anything else better be justified by the intangibles!  
  3. Presentation.   You only get one chance to impress.  Make it count by proper preparation.  
  4. Promotion.   Where will your buyer come from?  Who is your most likely buyer?  How will they notice your listing?  The right marketing plan is essential in a buyer's market.

Putting all of these together is the challenge for many sellers.  Get one wrong and the others do not matter.

Selling Your Viera Florida Home: The Open House – If Your Real Estate Agent Has One, Be Prepared (and Safe).

I am not one of those Viera Florida real estate agents who holds an open house on just any listing.  In order to consider an open house,
  • A property must have universal (or at least wide) appeal before an open house is done. 
  • A property must be priced within a marketable range before an open house is done.
  • A property must be easily accessible (nearby main routes/streets with no guards who will be giving the third degree to everyone who attempts entry) before an open house is done.
  • A property must be properly prepared for presentation to the general public (including nosy neighbors!).
  • A property owner must want an open house.   I am honest with sellers – very few buyers purchase their home because of an open house.
If an open house is in the works for your Brevard County, Florida home, how do you prepare?
  1. Clean everything – obvious, right?  I know this is not always the case.  Check for yourself, stop by some open houses. [This is where I will refrain from my favorite – if you can smell it, you can’t sell it – phrase.]
  2. Lock away items that can easily be stolen including jewelry, laptops, IPad, cell phones, etc..
  3. Hide prescription medications.  Apparently thieves are targeting prescription drugs during open houses!
  4. Remove/lock away weapons.  Do not leave a weapon where it can be stolen or more importantly, handled by a child. Just so I am clear – no weapons under your bed or rifles sitting in the closet.
  5. Curb appeal – Nicely landscaped lawn and flowers.
  6. Clean the Front Door – first impressions!
In a competitive (buyer's) market, if your home is a great candidate for an open house - use it!

As we enter the fall season and holidays where will real estate sales go?   New listings are usually down in November and December and then pick up in the January through April period.

With about 10% more single family homes closed so far this year and more than 25% condos/town homes closed so far I am optimistic.    Decreased inventory, including fewer new construction homes, will become an issue in the future.

Brevard County Florida Seller Advice: Wallpaper...never a good sign when selling your home!

Listing appointments are always usually a new adventure – even in Viera neighborhoods where many of the houses are all very similar.

One rule almost always holds true is....You never know what lurks behind that front door. 

Sometimes it can be really scary like a pit bull named Satan.  Yes, I have experienced Satan!

But even worse it could be…wallpaper…yes, wallpaper!

Wallpaper is almost never a good sign.  

One of the things I discuss with prospective seller even before listing price is the preparation for market of a seller’s home[Three P’s to selling: price – preparation – promotion.].

Personal tastes vary greatly.   Just look at what the lady in the check-out line is wearing next time you are in Wal-Mart!

Of all the personal touches an individual can do to their home paint color and wallpaper design are the two most individualized.

Painting is easily overcome.  With little effort that chartreuse wall becomes neutral (beige).  Only with great effort or expense (or both) will that wallpaper become neutral.

Think twice before wallpapering your home if you plan to sell in the near future.

When I walk in for a listing appointment and see wallpaper I secretly wish for an obstacle as simple as a pit bull named Satan!

Retiring to Florida: Don't Forget to Consider the Health Care Systems

While reviewing the November issue of Consumer Reports magazine I noticed the feature on health insurance – specifically the health plan coverage – Best & Worst Health Insurers.  Interestingly, Health First Health Plans was ranked near the top.

Many of my clients are seniors looking at places like Viera's 55+ communities  Heritage Isle and Grand Isle as possible Florida retirement communities.  As folks age, accessibility to quality medical care is an obvious consideration.

By the way, the new Viera Hospital is convenient to both of these Viera 55+ communities. 

Brevard County is fortunate to have several excellent health systems including Health First, Wuesthoff Health Systems and Parrish Medical Center. And this is where I will throw in a plug for my personal physician/group MIMA as well as Dental Health Professionals of Viera.

If you are moving to Brevard County, take a look at the available medical facilities and especially the insurance plans available.

As insurance plans go, according to Consumer Reports, Health First Health Plans is one of the best in Florida, tops in Brevard County and among the best in the U.S.

Heritage Isle in Viera continues to be the most popular 55+ community in Brevard County, Florida.

As of today there are 30 active listings in Heritage Isle with prices ranging from $159,000 to $322,000 with a few short sales included.

Herman Cain Has a 9-9-9 Rule. I Have a 30-10-1 Rule.

Recently a lot of attention has been given to Republican Presidential candidate Herman Cain's  9-9-9 plan for the economy.    This is not a political opinion at all but rather advice for any selling their home.

As the average sales priced dropped, the number of days on the market increased.

Why it is the time to buy new construction in Brevard County, Florida.

The competition among home builders is keen right now.  With fewer people seeking new construction, incentives are freely offered as well as lower prices.

I just visited the new Mercedes development Turtle Creek Fairway homes and was impressed with the prices and model.

And the nearby Phillips Landing subdivision new construction is being offered in the lower $200,000s for four bedroom two bath homes with about 2,400 sq.ft. under air!

And new construction is available extensively in Viera west of I-95 in the higher end communities of Charolais Estates, Fairway Lakes at Viera, and, let's not forget, the premier 55+ community in Viera - Heritage Isle.

It is an excellent time to buy new construction in Brevard County, Florida.  While...  
  • interest rates are down,  
  • demand is lower and  
  • builders competing with each other.
When demand returns, and it will, home-builders will once again have the upper hand.

Short Sales - Price MUST BE DISCOUNTED to Compete.

While reviewing new listings I noticed a few new short sale listings that looked very very attractive like one in the Whetstone subdivision in Rockledge.

And then I checked out the recent price reductions.  Typically there are more price reductions than new listings.  Many were short sales where the price had been reduced about 10%.

My question to sellers of short sales is why the price reduction?   It should not be necessary - period.

Why are you not pricing better than the standard sales initially? 


Two reasons why a short MUST BE DISCOUNTED... 
  • Uncertainty Risk for Buyer. Short sales may or may not be approved by the lender.
  • Time.  Why wait for six months or longer?
Why would a buyer make an offer on a short sale when a similar property is on the market as a standard sale at a similar price and will close sooner?

If you are planning on selling as a short sale go ahead and price better than the standard sales...it is the only way especially in a declining market.

Unlike Boxing, when selling a home the last one standing is….

the loser.

No way around it.  If all the homes in a neighborhood are under contract and one home has been on the market for four, five or six months….

There is a problem.  It is likely overpriced for its location or condition.

If there is no room for price modification then perhaps it is time to cancel the listing and wait the market out.

The market will return one day.



Heritage Isle Viera Condos - Some Selling, Some Sitting; Some Short Sales, Some No Sales

Heritage Isle, Viera’s very popular 55+ community, offers condos for those who do not need or desire the larger single family homes or the patio style/villa homes.

And some condos at Heritage Isle are selling…

Within the past two months four units have sold at prices between $94,000 and $112,500.  The average selling price of a condo at Heritage Isle was $106,000 - a very nice price for a two bedroom two bath 2006/2007 built condo with covered carport.

As for the units currently listed for sale at Heritage Isle….

Of the nine active listings within the Heritage Isle condo development there are four short sales

Listing prices for these condos range from $102,000 to $135,000 (too high!).  Over half of these listings have been on the market for more than six months which says something about the list prices.

Turtle Creek Fairway Homes–New Construction Golf Course Homes in Rockledge, Florida

A single street gated Florida golf course community with new construction homes available on the Turtle Creek Golf Course for less than $300,000 - sounds inviting, right?

I had seen the signs but had yet to stop by the model home at Mercedes Homes new Turtle Creek Fairways development in Rockledge, Florida.  These are not cookie cutter zero lot line homes.

The model home I toured is currently listed for sale at $291,990 as a  model lease back by the builder.  Lots of room in this fairway direct four bedroom three bath three car garage home with 2424 sq.ft. under air.   Lots of bells and whistles here as well with granite counters, stainless appliances, 18 inch tile in all common areas, maple cabinets and more!

The Felicia Model is listed at only $239,990 – a very attractive price for a 4 bedroom 3 bath 3 car garage home of almost 2200 sq.ft. under air.

Rockledge, Florida's Turtle Creek golf course is located minutes from I-95 and US 1 near everything including Health First’s new Viera Hospital, shopping at The Avenues at Viera, Space Coast Stadium and much more.

With excellent schools nearby, the beaches less than 30-minutes away, lots of churches nearby, Turtle Creek offers a quite central Florida haven away from the hustle of everyday life.

I am not going to tell you why it is a good time to buy a home in Brevard County but rather to give you one piece of advice to hopefully prevent your disappointment at losing the perfect home.  After months of searching to find the home that fits all your needs, only to lose it because of a better offer, can be disheartening.

What is that advice?  Know your competition.

Sure it is a buyer’s market but that does not prevent multiple offers from occurring.
So, once you have found that perfect home make sure your agent contacts the listing office/agent and asks these key questions.
  1. Have you received any offers? 
  2. Are there any offers expected?
  3. And, if there is another offer on the way or already in hand, is the buyer being being represented by an agent from the listing office?
Knowing the answers to the above questions will help you in your decision on what to offer, any concessions to ask for (closing assistance, repairs, the big flat screen TV, etc.).

In a buyer's market, sellers do make concessions - especially with a reasonable (not necessarily great) offer.   Understanding the seller motivation can be key in formulating a negotiation strategy.
